Starting with the house you have in Shenstone
Does a bungalow in Little Hay need windows in the roof?
A hall, a bathroom or a room built into the roof space can borrow daylight from above.
What if my chalet bungalow has a dark upstairs room?
A roof window in the slope usually does it, and we check the rafters and the sill height first.
Can a village extension have a rooflight and keep its look?
A low flat rooflight keeps the profile modest, and a lantern is the choice when you want height.

Daylight for a bungalow roof
- Window
- Tunnel
A bungalow spreads its rooms out under a single roof, and that leaves the middle of the plan without a wall to put a window in. The hall, the bathroom and the inner bedroom are the usual dark spots, and the roof above them is where the light can come from.
Two solutions suit those places, a roof window where the ceiling follows the slope and a light tunnel where there is a loft in between. The quote compares the two for each room.

How a tunnel or a shaft reaches the room
Where there is a loft between the ceiling and the tiles, the light has to be carried down. A light tunnel does this with a flexible or rigid tube lined with a reflective surface, and a roof window above a flat ceiling does it with a boxed shaft. The shaft is lined with plasterboard and insulated, and its sides can be angled so that more light spreads across the room.
A tunnel is small and goes in quickly, and it works for a bathroom where privacy matters, because nobody can see in. A roof window and a shaft cost more but deliver a stronger light and a view of the sky, and an opening model adds fresh air to a small room. We survey the loft to see what is in the way, such as trusses, cables and insulation, and the quote sets out the route for each option.
Our roof window installation page covers the opening types and sizes that go with a shaft.

Bungalow roof rooms in Shenstone
A chalet bungalow already has bedrooms under the slope, and the windows in the gable ends are often the only daylight they get. A roof window in the slope brings light from a second direction and makes a small room feel larger. Because the room sits within the height that an escape window can serve, a roof window of the right size can also be the way out if there is a fire.
At the survey the sill height and the opening angle are measured, and the quote then shows which models satisfy the escape requirement in that room.
Rooms where privacy and light pull apart
A bathroom, an en suite or a bedroom close to a neighbour's windows needs daylight without a clear view in either direction. The roof solves this, because glass overhead lets light in and keeps the walls free. Obscured or frosted glass is available for a roof window, and a light tunnel's dome shows nothing but sky from outside.
A roof window also needs a blind in a bedroom, and the quote names the blind that fits each model, so the dark you want at night is part of the same price as the light you want by day.
In a bathroom the opening type deserves thought, because steam is easier to clear when the window opens. An opening roof window lets you vent a shower room, though it does not replace an extractor fan, and your electrician or builder can advise on that part of the room.

Extended backs and flat roofs
Where a kitchen or a dining room has been added at the back of a village house, a flat or low-pitched roof over it is a good place for daylight. A flat rooflight sits low and leaves the line of the extension as it was, and a lantern raises the ceiling and lights the centre of a wider room. The two are priced next to each other, and our page on a roof lantern or a flat rooflight explains the difference.
A lantern needs a kerb strong enough to carry it, and an old flat roof may need that kerb built or raised. We say so on the quote, along with any new covering that is needed around the glass.
Asked at the measure-up
Will a rooflight make my extension colder in winter?
Modern double glazing keeps the heat in far better than an old single pane or a polycarbonate sheet. Under Part L (2021) the figure a replacement rooflight must meet is 2.2 W/m²K, and the quote compares the glass options so you can see how each performs.
Heat in summer
A rooflight over a south-facing extension adds heat on a bright day. Solar control glass reduces that gain, and an opening vent in a lantern lets warm air rise out of the room. External blinds are better still because they stop the sun at the glass, though they add to the cost.
We note which way each roof faces and what shades it, and the quote lists the glass coatings with the blind options so that you can weigh comfort against price.
Who decides, and what we handle

Planning in Shenstone is decided by Lichfield District Council. Permitted development covers many rooflight and roof window installations in Shenstone, with the relevant conditions detailed in our rooflight planning guide. On a listed house a rooflight needs listed building consent from the council, regardless of permitted development, and the right may also have been withdrawn from a particular address, through a condition attached to the original permission, or via an Article 4 direction.
Before quoting we look into your address, and where there is any doubt the decision rests with the council. A house in a conservation area, whether through age or position, may be offered a slim conservation rooflight among the options we compare for the roof, and our page on conservation rooflights describes the range of finishes available.

Building Regulations in plain terms
Opening up the roof for a new rooflight counts as building work, and changing a whole rooflight, meaning frame and glass at once, makes the job a controlled fitting, which must be notified. Changing the sealed glass unit by itself does not need notifying. For work that has to be notified, we put in the Building Control notification ourselves, and when the job ends the completion certificate is handed to you. Keep it with your house papers, because it is the record that the work was signed off.
If the roof windows are part of a loft or attic conversion, the escape route is checked on the drawings by your builder and the building control body. Any loft conversion in a two-storey house relies on a protected stair for escape, and the roof windows then serve only for light and air.
Each unit carries its maker's own warranty and the fitting carries our 10-year workmanship guarantee. Our page on misted rooflight replacement covers an older rooflight that has misted, and when a new sealed unit alone is enough.
Asked during the survey
Will fitting a roof window on my Shenstone house mean scaffolding?
For a window in a slope, access to the roof is part of the job, and the quote says how it will be done. Single-storey roofs are often reached with a tower or a ladder, and taller houses may need scaffold.
A quote you can compare
The written quote that follows the survey puts every suitable unit into a single comparison on one page, with more than one maker included if the roof can take them. Every unit is set out in the same rows, so price and lead time sit beside glass, frame and opening type. The quote's lead time reflects the typical range the maker gives at the time of ordering, so it should not be read as a promised date.
You can take the quote to your builder or keep it for later, and nothing is booked until you choose a unit. When a builder is already on site at the village house, we settle the order of work with them, which puts the rooflight in at the point that suits the roof, the ceiling underneath and any new covering being laid in the same period.

Short answers for Shenstone homes
Which council do I go to about a rooflight on a Little Hay bungalow?
Lichfield District Council. Permitted development may cover a rooflight, with the conditions explained in our rooflight planning guide, though a listing, a condition on the permission or an Article 4 direction attached to the address can change the answer. The address is checked by us, and the council has the final say.
Is Shenstone within the area you cover?
Shenstone is roughly 23 road miles north of the centre of Birmingham, which puts the village inside the 30 road miles we cover. We carry out the survey at your house in Shenstone.
What suits a small bathroom with no outside wall?
A light tunnel or a small fixed roof window over the room, depending on the loft above. A tunnel is easier to place when the roof space is crowded, and a window brings a clearer view of the sky.
Can I add roof windows to a bungalow to make a bedroom in the roof?
Often that can be done, and roof windows are the usual way to light such a room. The conversion has to meet the Building Regulations, including stairs, insulation and escape, and we handle the notification for the rooflights themselves. Your builder deals with the conversion as a whole.
Will a lantern on a single-storey extension look too big?
A lantern can be made low and slim, and a flat rooflight keeps the roofline as it is. We draw each option to scale against the extension so that you can judge them before you decide.
Do rooflights leak in heavy rain?
A correctly flashed roof window or a rooflight on a sound kerb sheds rain well. Each flashing kit is chosen to suit the roof covering, and the quote names the kit that goes with every unit.
What if my roof covering is unusual or very old?
We look at the covering at the survey and say plainly if a unit will not suit it. Standard tile and slate roofs have flashing kits made for them, and where the covering is brittle with age we explain how it will be lifted and relaid around the opening.
Can a misted Shenstone rooflight take a new sealed unit, or does the whole thing go?
A frame in good order can take a new sealed unit fitted straight into the opening that is already there. When the frame is failing, what we quote is a complete new rooflight, with a note of any kerb work it needs.
