Redditch houses and what they need from a rooflight
A later estate house in Matchborough or Winyates?
Check the pitch first, because a shallow slope limits which roof windows can be fitted.
A flat-roofed garage in Batchley turned into a room?
A flat rooflight over a new ceiling usually brings the most light for the least disruption.
A tiled terrace near Headless Cross?
Narrow rafter gaps and older tiles, so we measure before we propose a size.

Rooflights for a planned town
- Fixed

Redditch grew into a new town, and the neighbourhoods built for it sit alongside the older streets near the centre. A rooflight that suits a Victorian terrace rarely suits a later estate house, so the quote starts from the roof in front of us.
Each house gets its own survey. The extension, the loft and the age of the covering are different on every plot.

Shallow roofs and what they allow
Some estate houses have roofs with a shallow pitch, and a pitch that low changes what can be fitted. A roof window has a minimum pitch set by the maker, and below it the flashing cannot shed water properly. On a very shallow slope the answer may be a unit made for low pitches, or a flat rooflight on a kerb with a covering turned up around it.
We measure the pitch with a level at the survey and check it against each maker's limits before a unit goes on the quote. That is why the quote can show a window from one maker beside a kerb-mounted unit from another, with the reasons on the page. Our page on roof windows on low pitches covers the limits in detail.
From garage to room
A garage with a flat roof is one of the commonest conversions for a family that needs another room. The garage often has no window to the rear, and the flat roof is the natural place for daylight. Even light with no wall space lost comes from one flat rooflight centred on the room, or two set in a line along its length.
The conversion work decides much of the detail. A new ceiling and insulation reduce the height under the roof, so a lantern may be too tall for the room while a flat rooflight fits easily. We discuss the finished ceiling at the survey and size the opening for it, since a lined shaft between the ceiling and the glass spreads the light better if it is splayed.

Dark landings and internal bathrooms
A landing or bathroom in the middle of a house, with no outside wall, can be lit from the roof without a full window. A roof window brings a view and fresh air as well, though the ceiling directly below the slope has to be opened up for it. A sun tunnel takes daylight down a narrow tube, with a little dome in the roofing at the top and a diffuser set into the ceiling at the bottom, which suits a roof space that is awkward in between.
The tube comes in rigid and flexible versions, and the rigid one passes more light. Our page on rigid or flexible sun tunnels compares them, and we put a sun tunnel on the quote beside a small roof window when the room suits either.

Kitchen extensions with a lantern
A rear kitchen extension is where a lantern earns its place. It stands above the roof line, so light comes in from all four sides and reaches the centre of a room that otherwise has only the back wall to draw on. A flat rooflight, set lower, spreads a more even light and sits quietly if the extension is close to a boundary.
The size of the opening is worked out from the room and from the beams that carry the roof, and the quote shows each option drawn at a size the structure will take. Where a lantern is chosen, the kerb is built to a height that lets the covering turn up behind it, so the junction stays sound. Our lantern or flat rooflight answer compares the two for a kitchen.
Put to us at the measure-up
Will a lantern make the room too bright or too warm?
That depends on the glass and the direction the room faces. A solar control coating, an opening vent at the top and a blind all reduce the effect, and we compare the glass options on the quote.

- Covering and kerb condition noted

Older streets around the centre
Away from the estates, the streets near Headless Cross and Crabbs Cross carry older houses with tiled roofs and narrower rafter gaps. In a Victorian or Edwardian house the roof window needs a flashing made for the covering, and its opening must either sit between two rafters or arrive with a plan for framing around a rafter in the way.
The opening types are listed on our roof window installation page, and rooms in the roof are covered in our guide to roof windows in a loft conversion.

| Item | Who | What we do |
|---|---|---|
| Planning | Redditch Borough Council | Look into your address, and prepare drawings should an application be needed |
| Building Regulations | Building Control | Send Building Control the notification wherever work needs one |
| Glass replacement only | Not notifiable | Fit the new sealed unit in the sound frame |
Redditch Borough Council decides planning in the town, and it is the council to ask about a listed building or a conservation area. Under permitted development, plenty of rooflights and roof windows on a Redditch house need no application, provided they stay within the conditions explained in our rooflight planning guide.
Where the house is listed, the rooflight needs consent of its own, listed building consent, whatever rights would otherwise apply. A newer estate may carry a planning condition that removes those rights, and an Article 4 direction can do the same to a house, so we study the address ahead of recommending a unit; the final decision belongs to the council.
Swapping out old units in Redditch
Houses with a flat-roofed extension, a lantern or an old dome often have a rooflight that has outlived its seals. A unit with misting between the panes can sometimes keep its frame and take a new sealed glass unit, which is not notifiable. A whole rooflight replaced, frame and glass, is a controlled fitting, so we notify Building Control ourselves and the notification is part of the job.
Older polycarbonate domes and lanterns are a separate case. They can be replaced with glass units made to the opening, and the kerb and covering around them are looked at first. The options are set out in our pages on misted rooflight replacement and replacing a polycarbonate dome.
Put to us during the survey
Can the new rooflight go where the old one was?
Often it can, because the opening already exists. We check the kerb, the timber around the opening and the covering, and where the opening needs to change size we say so and quote it.
Heat in summer, warmth in winter
A rooflight over a south-facing room can warm it quickly on a sunny day, and a bedroom under the slope is where the effect is felt most. Solar control glass reduces the heat passing through, though the price paid is a slight tint in the light that reaches the room on a bright afternoon. An opening rooflight lets the warm air escape from the very top of the room, where it collects.
In winter the specification matters in the other direction. Under the 2021 Part L rules, an existing home's rooflight is held to 2.2 W/m²K; the roof window is judged on the window standard instead, which a Band B Window Energy Rating meets, as does 1.4 W/m²K, so each type has its own figure on the quote. Every unit on our quotes meets the limit that applies to its type. See rooflight U-values explained for the numbers.

Rooflight queries from Redditch
Which council do I ask about permission in Redditch?
Redditch Borough Council. Many rooflight jobs go ahead under permitted development, on the conditions covered in our rooflight planning guide, whereas a listed building, or a restriction such as an Article 4 direction on the house, changes the answer. Your address is looked at on its own merits, and the final decision is the council's.
Our estate house has a shallow roof. Can it take a roof window?
That depends on the pitch. Each maker sets a minimum, and below it a different unit is needed. We measure the slope at the survey and quote only what the roof will take, with a kerb-mounted option where that suits better. Our low pitch roof window answer explains the limits.
We are turning a garage into a room. Which rooflight suits it?
A flat rooflight over the new ceiling is the usual starting point, since it keeps the room light and takes little height. A lantern gives more height but needs room above the ceiling. We price both where the room allows, and our page on flat roof rooflight installation shows the glass choices.
Should the rooflight in our kitchen open?
An opening unit helps with steam and warmth, and it can be manual or electric. A fixed unit costs less and has nothing to wear. Our manual or electric rooflight answer compares the two.
Can you replace the lantern on our extension?
A lantern with failed seals or cracked polycarbonate can be replaced with a glass one made to fit the opening. The kerb and the roof covering get checked first, and because replacing a whole lantern is notifiable, the Building Control notification comes from us.
Do you survey out to Matchborough and Winyates, or only central Redditch?
Take central Birmingham as the starting point and Redditch lies roughly 17 road miles south, which puts it inside the 30-mile area we cover. Our survey is free and is carried out at your home.
Do you fit roof windows in loft rooms?
We do. In a two-storey house the loft room has a protected stair as its way out, so its roof window is there for daylight and fresh air only. See our roof window fire escape answer for what applies to a bungalow or chalet.
Is a sun tunnel enough to light a bathroom that has no outside wall?
It can be. A sun tunnel brings daylight down to the ceiling and a small roof window adds fresh air, and the bathroom's own extractor deals with steam. We compare both on the quote where the roof space allows either.
Can a rooflight cut the noise of rain on the roof?
Glass and the frame both affect how rain sounds from inside. A laminated inner pane is quieter than plain toughened glass, and a thicker double or triple unit helps too. We list the acoustic difference between the glass options on the quote when you ask for a quieter room, such as a bedroom under the slope.
Do you take away the old unit when you fit the new one?
The old rooflight, its debris and the packaging come away with the crew. Work to the kerb or the surrounding covering gets its own line on the quote, which shows you what is part of the rooflight and what is part of the roof itself.
How does a survey in Redditch turn into a written quote?
Ask for the free survey and a written quote follows; each suitable unit is listed alongside the rest with its cost, its wait for delivery, how it opens, and what frame and glass it has.
