What a Kinver roof usually needs from us

  • A cottage on the High Street with a low, old roof?

A small roof window or a conservation rooflight, once the timbers and the covering have been checked.

  • A Kinver bungalow that has never had a loft room?

A roof window can light one, if the height to the ground allows.

  • A house at Compton with trees close by?

Glass chosen for shade, and a unit that sheds leaves.

The roof tells you what fits

  • Extension

A village like Kinver mixes house types more freely than a suburb does, so the roof in front of us decides the choice more than the postcode does. An old cottage slope, a bungalow roof and a new rear extension each want a different unit.

The pair opposite sets the two most common village choices on the same measures: a window for a pitched roof against a lantern for a flat one.

Cottages, terraces and older timbers

Older cottages and terraces tend to have roofs that have moved over time. The rafters may be closer or wider apart than a modern frame, the ridge may sag a little, and the battens can be a different size from the ones a flashing kit expects. None of that rules out a window. It does mean we measure before we choose a size, rather than quote from a standard catalogue figure.

A small window between two rafters is usually the simplest choice in an old roof, because it needs no structural change. A wider window means cutting a rafter and fitting a trimmer across the opening, which is routine but needs a firm timber to bear on. From inside the roof space we judge how sound the wood is and explain what cutting the opening will involve for that roof.

Where the slope faces the street in Kinver's older streets, a conservation rooflight may be worth pricing. Our page on conservation rooflight installation compares the frames and finishes. Parts of Kinver may well be in a conservation area, which is another reason we check the address first.

Came up during the survey

The ceiling in my cottage is low. Will a roof window still work?

A window in a low slope can work well, because it lights the room from above. We check the headroom beneath it and choose a size and a position that you can open and reach.

Bungalows and chalet roofs

Bungalows and chalet bungalows in and around the village often have a roof space that could become a bedroom or an office. In a bungalow, rooms in the roof usually sit inside the 4.5m height above the ground that lets a roof window act as the escape window. A two-storey house is another case, because a loft room there needs a protected stair.

Insulation is the other half of a loft room. The rafters have to hold enough insulation to keep the room comfortable, and the window sits within that build-up. We plan the depth with you or your builder so the window sits at the right level and the lining is neat. Our page on roof window fire escape rules gives the full picture.

  • Timbers inspected from the roof space
  • Escape height confirmed for a bungalow
  • Insulation depth agreed with the builder

Trees and a sheltered garden

Kinver sits below a wooded ridge, and plenty of gardens in and around the village have mature trees growing close to the house. Falling leaves lie on flat glass, shade reduces summer heat through the roof, and branches can drop debris onto the frame.

Leaves slide off a steep-sided lantern more readily than off a flat rooflight laid nearly level, and rain carries the dirt away more easily from a self-cleaning coating. In shade the glass can be chosen for its winter performance rather than a heavy solar control coating, since there is less summer sun to reject. We look at the trees on the survey and say which glass we would price.

Where a tree is protected, any work to it needs consent from the council. We place the opening to suit the tree and the light it leaves.

Will leaves block the glass?

Over time they gather, but a steeper unit and a coated pane clear more easily. Gutters and the area round the kerb are the places to check.

Farmhouse conversions and outbuildings

Around the edges of a village you meet barns, stables and outbuildings that have become homes, studios or offices. These buildings often have long, plain roof slopes with generous rafters, which makes them good candidates for a row of roof windows, spaced to light the rooms inside.

A converted outbuilding raises its own questions. The roof may be insulated for the first time, the rafters may be rough-sawn and uneven, and the building may sit in a spot where the council takes a close interest in how the roof looks. We measure each rafter bay and plan a window layout that follows the pattern of the roof, and for any slope in view from a lane or a footpath we set a conservation rooflight beside a standard window on the quote.

Wiring is easier to plan in a conversion than in a finished house. If you want electric opening, rain sensing or a remote, the cable can run before the lining goes up. What each control adds is set out on our electric opening rooflights page.

Insulation and ventilation get the same early attention. A roof that was never meant to be lived under needs a build-up that keeps the rafters dry, and a window that opens helps the room breathe in summer. We discuss the layers with whoever is doing the conversion, so the window depth and the lining agree with each other.

Garden rooms and rear extensions

Kinver has gardens with room for a garden room, a studio or a deep kitchen extension. On a flat-roofed extension you weigh a lantern against a flat rooflight, and the choice depends on the height available, how much light you want over the table or the worktop, and what the roof is made of.

If the extension roof is GRP or single-ply, the rooflight sits on a kerb made for that covering. Our answer on rooflights on EPDM, GRP and felt roofs sets out how each covering turns up the kerb.

Planning, listed buildings and sign-off

  • Planning
  • Listed

South Staffordshire Council is the body that decides planning applications for Kinver. Permitted development lets a good number of rooflights and roof windows be installed with no application, provided the conditions in our rooflight planning guide are met.

A rooflight on a listed building requires listed building consent however permitted development reads, and an Article 4 direction can strip the right from a given house, as can a restriction imposed when the building was first approved. A village with many old buildings may include some listed ones, so we check the address and, where it is listed, explain the consent route. We tell you what we expect the council to ask for, though the decision is the council's.

Deliveries, access and the day itself

Streets in the older part of a village can be narrow, and some houses are reached down a long drive or a track. A roof lantern is delivered as a large crate or a set of frames, and a lorry may not be able to turn near the house. We ask about access at the survey, so the delivery and the lifting equipment are planned before the fitting day.

Where a property is a long way from the road, we agree where materials will be stored and where waste will go, and we protect the garden path or the drive. For the fitting we give a 10-year guarantee on workmanship, and the unit itself comes with the maker's own warranty.

Under the Building Regulations, notification applies to a new rooflight opening and to a whole replacement unit. Any job that is notifiable is reported to Building Control by us, and the certificate is handed to you at the end. When only the sealed glass unit is replaced and the frame is sound, the work is not notifiable. Our page on misted rooflight replacement sets out the difference.

Kinver questions, answered plainly

Who decides if I need planning permission for a rooflight in Kinver?

South Staffordshire Council. Permitted development covers many rooflights, and our rooflight planning guide holds the details; for the address itself, before suggesting a unit we look for listed status, for Article 4 directions made by the council, and for restrictions attached to the property.

Do you cover the Compton side of Kinver as well as the village itself?

Kinver is some 20 miles west of the centre of Birmingham by road, which falls inside our 30-mile range. Whichever part of Kinver or the countryside beyond it you live in, the surveyor comes to your house.

Can you fit a rooflight in an old cottage roof?

We can once we have seen the timbers and the covering. A small window between two rafters is the simplest case, and a wider one needs a trimmer. The quote lists any extra carpentry as a separate line of its own.

Do you deliver to houses down a long drive?

We plan it at the survey. Tell us about the width of the drive, any gates and where a vehicle can stand, and we agree the delivery and the lifting method before the fitting day.

Which glass suits a garden room beside trees?

Shade reduces summer heat, so a heavy solar control coating may add little. A clear or lightly coated glass with good winter performance is often compared, and a self-cleaning finish helps leaves clear. Our page on self-cleaning skylight glass explains how it works.

Can a bungalow loft become a bedroom with roof windows?

It can, subject to the height and the room itself. In a bungalow the escape window can be a roof window, where the floor lies within 4.5m of the ground. We measure and confirm at the survey.

What happens if my house is listed?

A rooflight in the roof of a listed house calls for listed building consent, regardless of what permitted development would allow. We explain the route in our page on listed building consent and can supply drawings for the application.

How long will a lantern take to arrive?

The maker's typical range goes on the quote, and it varies with the size, the finish and the glass. A made-to-measure lantern usually takes longer than a standard roof window.

How do I book someone to come and look at my roof?

Book a free survey. On a visit we take the measurements of the roof and of the room, and a written quote then sets the suitable units against one another.
