Kidderminster roofs and the rooflight that fits them

  • A Victorian terrace near the town centre with a dark landing?

Either a compact roof window or a sun tunnel, with both costed on the quote.

  • A semi in Offmore with a loft that could be a bedroom?

Roof windows set between the rafters, with the stair checked first.

  • A flat-roofed kitchen on an estate house in Franche?

Flat rooflight or lantern: either way the existing roof covering shapes the price we work out.

Bringing light into dark rooms

  • Roof window
  • Sun tunnel

An older Kidderminster house often has a landing, a bathroom or a back bedroom that gets little daylight from the walls around it. Two units suit those rooms, and they work quite differently.

A roof window is a full opening in the slope with a view of the sky. On a sun tunnel the visible part is a little dome in the roof, and the tube beneath it runs down to a diffuser set into the ceiling. We price whichever suit the roof and the room.

Terraces, outriggers and the rooms behind them

The streets closer to the middle of Kidderminster have Victorian and Edwardian terraces, often with a rear outrigger holding the kitchen below and a bathroom or small bedroom above. The outrigger roof is often a short pitch or a lean-to, and it is a good candidate for a single roof window that lifts the whole back of the house.

A sun tunnel is the tidier answer where a landing or a first-floor bathroom has a loft space overhead but no room for a full window. The tube has to run from the roof to the ceiling without hitting a joist or a water tank, so we look at what lies in the loft before we recommend it. Where the run is short and straight, the tunnel is usually the lower-cost route to a brighter room, and where it is long a roof window may suit better.

Kidderminster has a long carpet-weaving history, and some converted industrial buildings and brick-built workshops now serve as homes or studios. Their roofs vary widely, so we survey each one on its own terms: the deck, the covering and the rafter or truss layout decide which unit will fit.

Came up before the quote

Can a sun tunnel really brighten a hallway with no outside wall?

It can, provided there is a clear path from the roof to the ceiling. The diffuser spreads soft light on a landing or hallway, though it will not give you a view or an opening, which is why we compare it with a small roof window on the quote.

Estate houses and the flat-roofed kitchen

Out towards the edge of town, Franche, Offmore and Spennells are made up of post-war estates, with semis and detached houses side by side. A house here may have a kitchen or dining extension added at the back, often with a flat roof that was fitted years ago and given only a plain covering.

An extension like that is dark in the middle, because the old windows are at one end and the new room is deeper than the house wall around it. A flat rooflight over the working area, or a lantern if the room is wide enough, lifts the whole space. If the covering is tired and due for replacement anyway, putting the rooflight in during that job means the edges around it are only made good once.

The shapes and frames are covered fully on our flat roof rooflight installation and roof lantern installation pages.

Which way the slope faces

A roof window on the back slope of a terrace usually looks onto a garden or a yard, and the direction it faces changes how the room feels. A slope that faces the sun brings strong light and some summer heat, while one that faces away gives a calmer, even light all day.

On a south-facing slope over a small bedroom that runs hot, what you would set against each other is a coated solar control pane and a blind fixed to the window. Where the slope faces away from the sun, clear glass with the best winter performance is often the better choice. Which way the slope faces is recorded during the survey, and the glass choices are then listed next to each other in the quote.

A blind is worth deciding at the time of ordering, because the maker can supply one that clips to the frame and matches it. Our page on VELUX blinds at fitting sets out the types.

Replacing a window that is already there

A Kidderminster loft may already hold a roof window from an earlier conversion, and it may have misted, stuck or begun to let in draughts. If the frame and flashing are sound, the sealed glass unit can often be replaced alone, which is not notifiable.

If the frame has failed, or the old window is smaller than you would like, a whole new unit is the better route. Taking that route is notifiable, and the paperwork for Building Control is dealt with by us. The quote shows both routes where both are possible, so you can weigh the saving against the longer life of a new frame. Our page on replacing an old roof window explains how we decide.

Permission and Building Regulations

Who decides in Kidderminster

Wyre Forest District Council decides planning in Kidderminster, which means an application, or a query on whether permitted development reaches your house, is put to the district council. A good number of rooflights are allowed by permitted development, with the terms to check laid out in our rooflight planning guide.

A listed house is a separate matter, since a rooflight there needs listed building consent however far permitted development stretches, and on any house the right might have been withdrawn, either by a planning condition or by an Article 4 direction. Before we quote, your address is checked against what the council has said, though the decision itself rests with the council.

Where an older house has a roof slope facing the street, a slim low-profile unit is often the one to compare. Our page on conservation rooflight installation sets out how those units differ from a standard roof window.

Loft rooms and the stair below

A roof window in a loft room is a daylight and ventilation decision, and the way out of the room is a separate matter. Over two storeys, a protected stair is needed for a loft conversion, since the 4.5m ground-height limit on escape windows rules out the upper floor, and a roof window cannot substitute for a stair.

Bungalows and chalet-style houses are the exception, as a roof window may serve a room in the roof provided it sits within that height. We say plainly which case your house falls into, and where a conversion is planned we read the drawings first so the window positions suit the finished rooms.

Where a rooflight needs a new opening, the Building Regulations apply, and they apply as well when a complete unit is replaced with its frame and glass. A sealed glass unit changed on its own inside a frame in good order does not need notifying. Where a job has to be notified, Building Control hears from us, and on every fitting you get our 10-year workmanship guarantee, as well as whatever warranty the maker puts on the unit.

A few Kidderminster questions

Does Wyre Forest District Council need to approve a rooflight on a Kidderminster terrace?

Wyre Forest District Council is the planning authority. Permitted development covers many rooflights, with conditions you can read in our rooflight planning guide, although the position could change if the house is listed, if a planning condition applies or if an Article 4 direction has been made. When we survey, we look into your address; whether a rooflight is allowed is for the council to say.

On a Victorian terrace in Kidderminster, does a roof window or a sun tunnel suit better?

Daylight, sky views and ventilation are the strengths of a roof window, though a clear gap between the rafters has to exist for it to go in. A sun tunnel needs only a small dome and a straight run for the tube, so it can reach a landing where a window will not fit. Where the roof can take either, both are priced, and there is a closer comparison on our page about a sun tunnel or a skylight.

Can you light a dark bathroom with no outside wall?

A sun tunnel is the common answer for an internal bathroom, and a small roof window is the alternative where the room sits directly below the slope. The loft space above decides which is possible, so we look before we quote.

My kitchen extension has an old flat roof. Is this a good moment for a rooflight?

Yes, if the covering is close to worn out, because the opening, the upstand and the replacement covering can all be dealt with in one go. Our survey covers the deck and the build-up of the roof, and afterwards we tell you what has to be in place beneath the rooflight.

Do you fit rooflights in a converted mill or workshop?

We fit rooflights and roof windows in converted industrial buildings that are now homes. Their roofs differ a great deal, so the survey looks at the covering, the structure and the span before any unit is suggested.

Does a roof window in my loft count as a fire escape?

Not on a two-storey house, whose loft must have a protected stair because of the 4.5m ground-height limit on escape windows. A bungalow or chalet-style house is treated differently: there a roof window may serve a room in the roof, within that height. See our roof window fire escape guide.

Which way should the window face on the back of a terrace?

Either can work. A sunny slope brings strong light and some summer heat, which can be tamed with a coated solar control pane or a blind, while a slope facing away from the sun gives gentler light. We note the direction at the survey and compare the glass choices on the quote.

Can you replace a misted roof window in an older Kidderminster loft?

Where the frame and flashing are in good order, new glass in the existing frame is often all that is needed, and that does not have to be notified. Should the frame have failed, the quote is for a complete new unit, and the Building Control notification is dealt with by our team. Our page on misted rooflight replacement explains the difference.

Is Kidderminster within your area, out beyond Offmore and Spennells?

From Birmingham city centre the run to Kidderminster, heading south-west, is 19 road miles, which keeps it comfortably within our 30-mile reach. We carry out each survey at your house, whether you live near Broadwaters or out towards Comberton.

What will I find in the written Kidderminster quote?

Each suitable unit appears in a row of its own, giving its glazing, frame, opening type, the maker's lead time and its price, and the makers differ where the roof makes that possible. For lead time, the quote gives the typical range the maker works to. Ready to compare them for your own roof? Book a free survey.
