Three Hagley roofs and what each one calls for

  • A bungalow on a quiet Hagley road with a loft waiting to be used?

Roof windows can light the rooms in the roof, and on a bungalow they may also serve as the escape route.

  • A long rear extension on a detached house?

A pair of flat rooflights or one lantern, priced against each other on the same quote.

  • An older house near the village centre?

We check whether the building is listed before we recommend any opening in the roof.

A bungalow roof asks different questions from the roof of a two-storey house. The ceiling is lower, the roof is the main source of extra space, and a roof window can do the work of a small dormer at a much lighter touch.

A lantern earns its place on a flat-roofed extension where the room below is wide enough to carry it. Your quote puts the suitable pair next to each other so the choice is yours.

The bungalow loft

Bungalows and chalet bungalows line some of the quieter roads of the village, and a bungalow often has a roof space that was never fully used. Converting it into a bedroom or a study usually means adding roof windows, because the pitch of the roof gives a good floor area in the middle of the room and little head height at the sides.

Position matters more than size. A window set too low gives you a view of the sky and a draught on your ankles. A window set too high lights the ceiling and leaves the floor in shadow. We sit down with the room plan and mark where a person will stand, sit and make the bed, then choose a window height that works for that. The size codes help here: take the VELUX code MK04: its first letter is the width and the digits that follow are the height, so the quote can set a wide, short window beside a narrow, tall one for the same bungalow roof.

Means of escape works differently on a bungalow than on a house of two storeys. In a Hagley bungalow or chalet bungalow the storey in the roof usually stays inside the 4.5m escape height, so a roof window may serve that room as its escape route, and the window can be chosen for escape as well as light. We check the opening size and the sill height against Approved Document B before we put a unit on the quote. Roof window installation has its own page, which goes through the opening types in full.

Often asked in the loft

Can my bungalow roof take roof windows without new beams?

Often the existing rafters are close enough together to take a standard-width window between them, and where they are not, the opening can be framed with a trimmer. We go up into the loft, measure the rafter spacing and tell you which windows fit as they are and which need trimming.

Extensions on larger plots

Detached houses in Hagley often stand on wide plots, and a rear or side extension can add a kitchen and dining room with a flat or shallow roof. A large room under a flat roof can feel closed in without help from above, and a rooflight brings light into the middle of the floor where the windows cannot reach.

A single big lantern gives height and a focal point over a dining table. Two or three flat rooflights in a row spread the light more evenly and keep the roofline low, which can matter when the new roof sits close to a neighbour or a tall hedge. Where both would work, the quote draws each option at the size that fits the room, so you can compare the look and the light before you commit.

If a flat roof is being re-covered, that is the most economical time to add or change a rooflight, because the opening and the new covering are done together. Our page on roof lantern installation sets out the shapes and finishes.

Under mature trees

Some Hagley gardens have mature trees close to the house. Leaves, seed cases and sap land on glass, and a rooflight that is easy to clean and sheds debris makes the difference over time. Steeper lantern sides and roof windows set in a slope clear themselves better than a pane laid close to level.

Shade also changes the glass specification. A roof that sits under a canopy of branches takes less summer sun, which lowers the importance of solar control coatings and raises the importance of a good winter performance. Whatever overhangs the roof gets noted during the survey, and the glass on the quote is chosen to suit it.

Gutters and valleys fill faster under trees as well, and a rooflight set beside a valley collects more of what runs down it. Where a position is a close call, we move the unit a little up the slope or along the roof so that it sits clear of the worst of the debris, and we tell you why on the quote.

Light is only one half of it. A roof window can also be fitted with a blind, and the blind changes how the room feels in the evening, so we show the blind choices beside the window. A black-out blind suits a bedroom under the roof, while a pleated blind that filters the light suits a study. A bungalow bedroom under the roof is where a blind most often gets added, and having it fitted in the same visit as the window is much simpler than adding it afterwards.

Often asked on the phone

Is a flat rooflight enough for a dark rear kitchen?

It depends on the width of the room and the height of the walls around it. A long, narrow kitchen is often well lit by one or two flat rooflights placed over the work surface. A deep room with a tall wall beside it may need a larger unit or a second one, and we can show you the difference on drawings.

Glass and warmth

Replacement and new rooflights in existing Hagley houses must meet Part L (2021): the figure for a rooflight must not exceed 2.2 W/m²K. For a roof window the limit is the window one, which is satisfied by WER Band B, or by reaching 1.4 W/m²K. Triple glazing and low-emissivity coatings are the usual routes to a good figure. The glass for each unit is listed on your quote, which shows what the extra warmth costs in money and in weight.

Who decides planning here

Hagley is a village in Worcestershire, but its planning applications go to Bromsgrove District Council. The district council is also the body to ask about conservation areas, listed buildings and any Article 4 direction. For a Hagley address we do that check ourselves, and the final decision still sits with the district council.

Many Hagley rooflights go in under permitted development, and roof windows often do too, with the conditions listed in our planning guide for rooflights. A listed house in Hagley must obtain the council's listed building consent before a rooflight goes in, even if permitted development would otherwise apply, and a house that is not listed may still have the right removed by a condition on its planning permission, which we look for at the address, or by an Article 4 direction. Older houses near the village centre are the places we look at most carefully.

Matching the roof

A conservation rooflight copies the look of the old cast iron rooflight, with a slim frame and a single glazing bar, while the glass and seals are modern. It can help a roof facing the lane keep its character. A standard roof window can be the better choice on a rear slope that nobody sees, where its lower price and quicker delivery count for more. Our page on conservation rooflight installation covers the finishes.

Building Control and the guarantee

A new opening for a rooflight in a Hagley roof is building work in the eyes of the Building Regulations, and so is swapping a whole unit, frame and glass together. A sealed glass unit replaced on its own, with the frame left, is not notifiable. For notifiable work we deal with the Building Control notification ourselves, and after sign-off the certificate is passed on to you. Store it with the house papers, as the solicitor acting for a buyer may ask for it.

Our 10-year workmanship guarantee covers each installation, and every unit comes with the maker's own warranty. A misted rooflight on an older Hagley extension may need only a new sealed unit, and our misted rooflight replacement page explains when that is enough.

What Hagley homeowners ask us

Hagley is in Worcestershire, so which council deals with a rooflight there?

Bromsgrove District Council. Permitted development covers many rooflights, and the conditions are in our planning guide for rooflights, but the answer differs for a listed house, and for any house where an Article 4 direction is in play, or the permission carries a condition. When we survey, your Hagley address gets looked into, then the last word goes to the council.

Can a roof window be my escape route from a bungalow loft?

For a chalet bungalow or an ordinary one, a roof window may do for the room in the roof, escape included, as long as that storey stays inside the 4.5m limit. We check the opening size and the sill height against Approved Document B and choose a window to match.

I have a big garden with mature trees. Which rooflight copes best?

A roof window in a slope and a lantern with steep sides both shed leaves well. A flat rooflight with a slight fall is a good second choice. Any overhanging branches get noted during the survey, and the glass is quoted for the light you will actually get.

Does a lantern make a Hagley extension too hot in summer?

Glass can be chosen with a solar control coating, and a lantern can have an opening vent to let warm air out. Both go on the quote beside the plain glass, so you see what each adds.

What does a Building Control certificate cover?

It confirms that the work was notified and signed off under the Building Regulations. Notifiable work includes putting a rooflight into a new opening, and for that we make the notification and you keep the certificate with the deeds.

Do you cover Wychbury Fields and Stakenbridge as well as the village centre?

Hagley sits around 14 road miles out of Birmingham city centre on the western side, so Wychbury Fields and nearby Stakenbridge are comfortably within our 30-mile range. We carry out each survey at your home, so the length of the journey changes nothing on the quote.

Can two small rooflights replace one big lantern?

Often they can. Two or three flat rooflights spread light along a room and keep the roof low, while a lantern gives height. Where the roof can carry either, both are priced on the same quote, and our answer on a lantern or a flat rooflight sets out the difference.

What happens at the free survey?

We measure the roof and the room, check the structure and the covering, and talk through what you want from the light. A written quote follows, in which the suitable units sit next to each other. Book a free survey once you want the written options.
