Roof windows, flat rooflights and lanterns
- Roof window
- Flat rooflight
- Lantern
A bungalow roof has room under the slope for a loft room, and a roof window is how that room gets its daylight. A flat rooflight lights a flat-roofed extension from above, and a lantern gives the same extension some height.
Your written quote sets out whichever of these suit the roof, with the glass, the frame and the opening type of each, so you can weigh the trade-offs yourself.

Lofts in bungalows and chalet bungalows
A bungalow is the one kind of house where a roof window can do two jobs. A roof window can double as the escape route from a room in the roof, as long as the room's floor is no higher than 4.5m above the ground and the window satisfies the Approved Document B rules on size and position. A two-storey house is different, because its loft needs a protected stair, and no roof window can stand in for one. Our page on roof windows as a fire escape sets out the rule in full.
At the survey we measure the rafter spacing, the headroom in the room you plan, and the height of the sill above the floor. A window that is too high to look out of, or too low to stand under, wastes the room, so the quote shows each size at the height it would sit. If you are planning the conversion with a builder, we look at the drawings first, and the window positions can then be agreed before the roof is opened.
The two opening types suit different positions. Our comparison of top-hung and centre-pivot roof windows explains why a pivot suits a window lower in the slope and a top-hung one suits a window set higher, with a clear view out.
Asked before the quote
Can the loft window open fully for fresh air?
Yes, an opening roof window gives ventilation as well as light, and a motor and rain sensor can be added for a window you cannot easily reach.

Flat-roofed extensions behind the semis
A semi in the village may have a single-storey extension at the back, often a kitchen or a dining area with a flat roof. The roof may be due for a new covering, and that is the most economical moment to add a rooflight, because the opening, the upstand and the covering are all done together. We can quote the rooflight to suit your roofer's covering, or price the whole roof as one job if you would rather have a single contract.
Sizing starts from the room below. A long, narrow kitchen suits a long flat rooflight or a pair of smaller ones, and a squarer dining space can carry a pyramid lantern as its centrepiece. The quote draws each option at the size that suits the room, so you see what you are choosing before you commit.
A flat rooflight is the lighter-touch choice, and a lantern lifts the ceiling and lets light in from every side. Our guide to a lantern or a flat rooflight weighs the two for a given room.
- Roof covering and fall checked
- Upstand height measured
- Room size matched to unit size
Tiled roofs and the flashing kit
Where a semi or bungalow has a tiled slope, a roof window in it needs a flashing kit made for that tile profile. The kit forms the watertight edge, so the match between kit and covering matters as much as the window itself.
We look at the tile type, the rafter spacing and the batten gauge before we suggest a size. A window that fits between the rafters needs no structural change, while a wider one means trimming a rafter, and the quote says which each option needs.
Our page on flashing kits for roof windows shows how the kits differ.
Hallways, landings and bathrooms
A semi often has a dark hall or landing in the middle of the house with no outside wall to put a window in. A sun tunnel is a small tube that carries daylight from the roof down through the loft to a ceiling diffuser, and it needs far less structural work than a full roof window.
For a bathroom under the roof, an opening roof window gives light and a way to clear steam. Our page on sun tunnels for a hallway compares them with a window for a dark space.
Glass for a house near the airport
| Item | Standard double | Laminated, quieter | Solar control |
|---|---|---|---|
| Noise from outside | Lets more through | Reduces more of it | Similar to standard |
| Summer heat | Moderate | Moderate | Lowest |
| Best for | Rooms that stay quiet | Bedrooms and lofts near the airport | South-facing extensions |
| Cost | Lowest | Middle | Middle to higher |
Marston Green sits close to Birmingham Airport, so noise from aircraft can reach a bedroom in the roof. Laminated glass, which has a plastic layer between two panes, usually reduces noise better than a plain pair of panes, and the quote can show it beside the standard glass so the difference in price is clear.
Glass also decides how warm the room is. A south-facing extension with a large lantern can heat up on a bright afternoon, and a solar control coating cuts that gain. A north-facing loft room gains little from the same coating, so the extra cost buys less there. Our page on solar control glass for rooflights explains the trade-off, and our guide to rooflight U-values covers winter heat loss.

Solihull decides, and we check first
Marston Green falls within Solihull Metropolitan Borough Council, which decides planning applications for the village. Without an application, many rooflights and roof windows can still be fitted where permitted development applies, though the conditions in our rooflight planning guide must be met.
Where the house is listed, the council's listed building consent is needed for the rooflight, whatever permitted development allows. On other houses, an Article 4 direction may have withdrawn the right, as may a condition imposed when the house was approved. At the survey we look up your address, and anything unclear is settled by the council.
If an application is needed, we supply the drawings and the unit details it asks for. A roof slope that faces the road is where a council is most likely to take an interest, so the survey looks at which slope you are planning to use.
Asked at the door
Should I ask the council before you come?
There is no need. Before you pay anything, we look at the position during the survey and tell you whether making an application is worthwhile.
A fresh opening cut in the roof counts as building work under the Building Regulations, and a complete rooflight replacement, frame and glass alike, is notifiable too, as a controlled fitting. Changing just the sealed glass unit does not count as notifiable.
Notifiable work comes with a Building Control notification, which we deal with for you. New rooflights must meet the 2021 Part L limits for existing dwellings: 2.2 W/m²K is the value that applies to a rooflight, while a roof window follows the limit that covers windows generally.

Behind each installation stands our 10-year workmanship guarantee, with the maker's own warranty covering each unit as well. If an older rooflight on your extension has misted, our page on misted rooflight replacement explains how to tell a glass-only job from a full replacement.
When the job is signed off you receive the Building Control certificate with the quote, the drawings and the warranty papers. Keep them together with the house documents, because a buyer's solicitor tends to ask for them if you sell. A rooflight fitted without that paperwork is one of the items that can slow a sale down.

Your Marston Green rooflight questions
Which council decides planning in Marston Green?
Solihull Metropolitan Borough Council. Whether a rooflight needs an application depends on permitted development and on the conditions in our rooflight planning guide; at the survey we check your address so you know whether an application is likely to be needed.
Is a roof window allowed as the escape route from a bungalow loft?
That works in a bungalow when the room's floor is no higher than 4.5m, the limit for an escape window, and the Approved Document B rules on window size and position are satisfied. A two-storey house is different: its loft room needs a protected stair. We look at your drawings before we choose the window.
Will aircraft noise come through a rooflight?
A rooflight is thinner than a wall, so some noise does come through. Laminated glass reduces more of it than ordinary double glazing, and we show the two on one quote with the price of each.
Do you survey in Marston Green, next to Birmingham Airport, or only in larger towns?
Marston Green lies off to the east, about 7 road miles out from Birmingham city centre, so it sits well inside the 30 road miles we cover. The free survey takes place at your home, so it makes no difference which road you live on.
Can a rooflight go in a bungalow with a low-pitched roof?
Often, though the pitch limits which roof windows are suitable. Our page on roof windows in a low-pitched roof explains the limits, and we measure the pitch at the survey before we suggest any unit.
Is the rooflight guaranteed after fitting?
Our 10-year workmanship guarantee covers the installation, and the unit carries its maker's warranty on top. Both are written on the quote.
Do I need a blind on a rooflight in a bedroom?
A blind is worth planning at fitting, because a loft bedroom can be bright early in the morning. A blackout blind fits most roof windows, and our page on blinds at fitting covers the choices.
Can you replace the old plastic dome on a flat roof?
We can fit a glass rooflight or a lantern in its place. First we inspect the existing kerb and the roof covering beside it, and the quote states what either one needs. Our page on replacing a polycarbonate dome has the detail.
Which makers do you quote from?
More than one, wherever the roof allows. Each written quote places the suitable units from different makers together, so each unit's glazing and frame can be compared with its way of opening, its lead time and its price, side by side on a single page. The lead time shown is the maker's typical range, as stated on the quote.
Can I add a rooflight to an extension that is already built?
Yes. The roof is opened, the upstand or frame is formed and the covering is made good around it. We check the structure first, and where a beam or joist sits across the opening, the quote shows how the opening is framed. A lantern on an existing flat roof is a common version of this job.
What happens after the survey?
A written quote follows the survey and lays the suitable units out together; for each one it gives the glazing, the frame, the opening type, the lead time and the price. Book a free survey to start.
