How much does VELUX window installation cost?

A loft room with a large roof window looking out over neighbouring roofs

The short answer

A VELUX installation is priced from five parts: the window itself, the flashing kit that seals it into your roof covering, any blind or accessory, the work to reach and open the roof, and the finish to the room inside. The written quote from us puts a price on every part of a VELUX job and of the equivalent roof windows by other manufacturers, which shows where the money goes.

The window: size, type and glass

The window is the largest single line. Size moves it most. In a VELUX code like MK04, the M stands for the width and the 04 for the height, so a bigger code usually costs more, and our guide to VELUX window sizes shows how to read the whole range.

The type matters nearly as much. A centre-pivot window is the usual choice and costs least. A top-hung window swings outwards and upwards, which suits a room where you want a clear view and head height, and it usually costs more. An electric or solar opening window costs more again, and so does a window with triple glazing or a coating for heat or noise. Our guide to top-hung and centre-pivot windows compares the two.

The flashing kit and the roof covering

Every roof window needs a flashing kit, the set of metal and fabric pieces that joins the window to the tiles or slates around it. The kit is matched to your covering and its profile, so a plain clay tile, a deep profiled concrete tile and a natural slate each call for a different kit. A thicker covering or a kit for two or more windows set side by side usually costs more.

The roof around the window also affects the work. Brittle or loose covering around the opening can call for extra tiles or slate, and where the slope is close to the end of its service, re-covering it during the same visit can be the more sensible plan. Our guide to VELUX flashing kits explains the choices in more detail.

Blinds, accessories and the finish inside

Blinds are separate items, and the price depends on the type. A roller blind or a pleated blind costs less than a blackout blind, and a blind that opens and closes electrically costs more again. A blind chosen at the same visit as the window is ordered to its size code from the start, and the choices are set out in our answer on VELUX blinds at fitting.

Inside, a roof window needs a lining: the splayed sides of the opening, the insulation behind them and the plaster finish. A larger opening, or one that cuts a rafter, adds structural work, and the quote prices it as its own line. The written quote states how the lining is left, and should you want it painted within the job itself, raise that with us at the survey.

Access, scaffold and Building Control

The route to the roof affects the price. A low roof reached from a ladder is simpler than a high roof over a conservatory or a steep drop, which can call for scaffold or a tower. We assess this at the survey and show it as a separate line when it is needed.

Forming a fresh opening in the slope counts as building work, while a complete replacement of rooflight, frame and glass must also be notified under the Building Regulations. In Part L 2021 a roof window answers to the ordinary window figure, which is 1.4 W/m²K, with WER Band B as the alternative route, and the unit we pick achieves it. On any notifiable job the Building Control paperwork is our responsibility, and the quote includes it as well.

Permission is a separate question, and our rooflight planning guide explains how we check the address. The council decides.

A VELUX beside comparable windows from other makers

No single manufacturer holds us, so a VELUX window can sit on the quote beside an equivalent from another maker when the roof permits, for example FAKRO or Keylite. The lines are the same for each: glass, frame, opening, flashing, lead time and price.

Our guide to roof window makes compared looks at the makers one by one, and our answer on replacing an old VELUX window covers a swap into an existing opening, which is often cheaper than a new opening.

Why a VELUX price needs a survey

Once the covering, access, blinds and lining are added up, two windows sharing a code can land quite far apart in price, so putting a number on it before seeing the roof would amount to guessing. There is no charge for the survey, and every option on the quote has each part listed.

  • Window, flashing and blinds on separate lines
  • Access and lining priced separately
  • Lead time stated by the maker

The manufacturer's warranty applies to the unit itself, while our 10-year workmanship guarantee applies to the fitting. When you are ready, book a free survey. Our guide to VELUX windows has the wider picture.

Related questions

Is a VELUX window dearer than other makes?

Prices overlap, and a premium-range unit of one make can cost more than a standard-range unit of another. We put units side by side so you can judge on the same lines.

Does the quote include the flashing kit?

Yes. It is shown as its own line, matched to your roof covering.

Is it cheaper to swap an old window than to cut a new opening?

Usually, since the opening and the structure are already there. The saving shrinks if the surrounding covering or the old frame needs work, and the quote shows that separately.

Can I fit more than one window and save on the visit?

Several windows fitted in one visit share the access and the set-up. A twin flashing kit can also apply where two windows sit side by side, and the quote shows the difference.
