Three Barnt Green roofs and where we start
A tall Edwardian villa near the village centre?
Steep tiled slopes suit roof windows, and the loft often has the headroom.
A wide rear extension on a large garden plot?
Room for a big lantern, or an opening rooflight over the dining table.
A detached house with a low garage roof?
A flat rooflight lights the space beneath without disturbing the look from the road.

Big rooms and tall roofs
- Lantern
- Opening
- Roof window
The houses here are often large, and an extension behind one can be a big room in its own right. A rear room of that size has the volume to carry a lantern with real height, while an opening rooflight lets the warm air out through the top of it.
The quote carries the same details for each, which makes the difference in light, ventilation and appearance clear to you well before any decision.

Large plots and long garden rooms
On a deep plot an extension is often planned as a family kitchen with a dining end and a sitting end. One central lantern lights the middle and leaves the ends darker, while a pair of rooflights, or a lantern with a rooflight beside it, can light both. Each layout is drawn out on the quote, showing where the light would land across the room.
Glass area deserves care in a room that gets a lot of sun. A west-facing garden room with a large lantern can warm quickly on a summer evening, and we compare glass with a solar control coating against clear glass for that reason. Our guide to energy efficient rooflights covers how the glass is built up.
Lantern frames, side by side
The frame matters as much as the glass on a house of this scale. Aluminium frames are slim and strong, so the glass takes up more of the view, and they come in many colours. A uPVC frame is thicker and usually costs less. Timber-effect finishes suit a house with a traditional look.
We quote the frame options that suit the lantern's size, because a long span asks more of the frame. The two frame types are compared measure by measure on our aluminium and uPVC roof lanterns page, if you want the full picture.
Using the loft in a tall villa
Edwardian and Victorian villas often have roof spaces with proper height under the ridge. Roof windows in those slopes turn the space into a bedroom or a study, and a pair of windows side by side feels more generous than one large one.
On a two-storey villa the loft room is reached by a protected stair, because that is the escape route, so the window supplies light and air without being the fire exit. Our loft conversion roof windows page goes through what to plan, and we are happy to work from your builder's drawings.
Raised at the quote stage
Should the windows sit high in the slope or low?
Higher windows throw light deep into the room and keep the view to the sky, while lower ones let you see out when you are standing. We mark the heights on the rafters with you and often suggest one of each.

Opening types for a steep roof
On a steep slope the window sits high in the wall of the room, and the opening type decides how easy it is to reach. The centre-pivot type rotates about a hinge at the middle of the sash, a natural fit where the handle falls near head height. Hinged along its upper edge, the top-hung type swings outwards from a handle on its lowest rail, so it can sit higher up the slope and still give a clear view out as you stand at it.
Neither choice is wrong, and the choice usually follows where the bed and the desk will go. Our comparison of top-hung and centre-pivot windows lays out the details, and at the survey we mark each position on the rafters so you can judge the reach for yourself.
Blinds, shading and the garden room
A large glazed roof asks for shading that can be adjusted through the day. Fabric blinds on the inside shade the room, and external blinds stop more of the sun's heat before it reaches the glass. A blind that runs on tracks across a lantern is chosen with the frame in mind, since it has to clear the glazing bars and any opening vents.
We put the blind options on the quote alongside the rooflight, so the cost of shading is visible from the start and the unit and the blind are designed to fit each other. Where the rooflight opens on a motor, the blind and the opener can be run from the same control, and the wiring is planned for them together.

Who decides planning in Barnt Green
Bromsgrove District Council decides planning applications for Barnt Green. Any house starts with our rooflight planning guide: permitted development takes many rooflights and roof windows, within its conditions.
Whatever permitted development would allow, a listed villa still needs consent of its own for a rooflight, and the right may also be missing from a particular house if an Article 4 direction applies or an older planning approval carried a condition. We look at your address, tell you what the published information shows and make clear that the council gives the final answer.
| Item | Who | Our part |
|---|---|---|
| Planning | Bromsgrove District Council | Check the address, prepare drawings if needed |
| Building Regulations | Building Control | Handle the notification for notifiable work |
| Glass and frame choice | You | Set the options side by side |
Older villas and the look from the road
Where a villa lies inside a conservation area, the council pays attention to what shows from the road. A slim conservation rooflight with a dark frame and a low profile sits close to the line of the roof, and a standard roof window is often priced beside it for comparison.
A conservation rooflight usually costs more than a standard window of the same size and takes longer to arrive, so we state the difference plainly. Our conservation rooflight installation page compares the finishes.
Heard at the survey
Do trees around the plot affect the choice of glass?
Mature trees give shade in summer, so a heavy solar control coating may be unnecessary, and they drop leaves on flat glass. A rooflight with a slight fall or a lantern with steep sides sheds them best.
Replacing an older unit on a long-established house
A house that has been extended once or twice often carries an old rooflight from the first extension. Some are single-glazed or have a plastic dome that has yellowed, and some are double-glazed units that have misted. Where the frame is sound and just the sealed glass has failed, swapping the glass by itself can be enough, and that job is not notifiable.
A distorted frame or a kerb in poor condition makes a whole new rooflight the sounder choice; that is notifiable, so we send the notice to Building Control ourselves. During the survey the frame, the seals and the roof around the unit are all examined, and the quote follows the route their condition supports. Our page on misted and failed rooflight replacement explains the difference in detail.
The standard the work meets
A fresh opening cut into a roof falls under the Building Regulations as building work, and renewing a whole rooflight, frame and glass together, is notifiable too. Part L (2021) Table 4.2 gives rooflights in existing homes 2.2 W/m²K, and roof windows follow the window figure, which must reach 1.4 W/m²K, though a WER Band B rating is the other route to compliance. We choose each unit on the quote to meet its figure, and our rooflight Building Regulations guide explains the rest.
Every installation comes under our 10-year workmanship guarantee, while the unit carries the maker's own warranty. Barnt Green is 11 road miles from central Birmingham on its south-west side, comfortably within the 30 road miles around the city that we cover.

Questions from Barnt Green homeowners
Is permission needed for a lantern on a rear extension in Barnt Green?
A lantern is often covered by permitted development, within the conditions in our rooflight planning guide. Bromsgrove District Council decides planning here, and an Article 4 direction, a planning condition or a listed building can change the position. We check the address before we advise.
How large a lantern can an extension take?
The limit is the roof structure and the room below, with the span, the glass weight and the frame all in play. We measure and quote sizes the structure supports, and a longer span may need a heavier frame.
Can a rooflight open to let heat out of a large room?
An electric opening rooflight raises one side of the glass, and warm air leaves through the gap. Our electric opening rooflights page covers the motors, the rain sensors and the wiring.
Our garage roof is low and flat. Can it take a rooflight?
A flat rooflight on a kerb suits a low roof. We look at the covering and the fall, and if the roof is due for recovering, the new covering can turn up the kerb at the same time.
Is the quote for my Edwardian villa limited to one maker's windows?
Suitable units appear on the quote together, from several makers if the roof suits, and each carries its price, opening, frame and glass. You choose from there.
What happens if we are in a conservation area?
We check your address against the council's published information and tell you what we find. A slim conservation rooflight is normally on the quote as one option, and the council decides on any application.
Who notifies Building Control?
We do, where the work is notifiable. After sign-off the completion certificate is sent to you, and it belongs in the folder with your other house papers.
Can the survey look at the loft before the builder starts?
Yes, a survey before the conversion is the best time. We bring our measurements to your builder's drawings so the window positions suit the rooms.
Will scaffolding be needed for a roof window in a tall villa?
On a three-storey house the work often needs access from outside, and we plan it at the survey. Where scaffold is required it appears as its own line on the written quote, so you see the cost of access separately from the cost of the window, and your builder can share it if other roof work is going on.
Which blinds suit a big lantern?
Tracked fabric blinds inside, or external blinds where the sun is strong. The frame and glazing bars decide what fits, so the blind is chosen with the lantern.
