Roofs we are asked about around Great Barr

  • A semi on the Pheasey estate with a loft that is only storage?

A pair of roof windows can turn it into a room, subject to the stair and the drawings.

  • A bungalow with a dark middle room?

A sun tunnel or a small flat rooflight can bring light down without changing the outline.

  • A big detached house with tall trees nearby?

Trees overhead shape the glass we quote, and a larger lantern often suits the extension.

What suits a Great Barr house

  • Lantern
  • Roof window

A kitchen extension on the back of a semi has two sensible answers overhead. A lantern lifts the ceiling and puts the brightest light in the middle of the room. A roof window set into the pitched part of the roof gives a loft room its daylight and some fresh air.

The written quote lays out whichever units fit your roof, so the trade-offs sit next to each other on one page.

Estate semis and the loft above them

Great Barr has long residential streets of semi-detached houses, the Pheasey estate among them. A semi like these will usually have a roof void with room in it, and homeowners turn to roof windows when they want a bedroom or an office up there. The windows go in between the rafters, so the first job at the survey is to see how the roof is built and where the timbers fall.

A semi is typically a two-storey house. That matters for escape. A roof window can light a room, but on a two-storey house a new loft room needs a protected stair rather than relying on the window as the way out. Your builder or designer sets that out, and we fit the windows where the drawings put them.

Our page on roof windows for loft conversions goes through the sizes and the positions that tend to work in a typical sloping roof.

Bungalows with a dark middle

A bungalow in Great Barr may have a hall, a bathroom or an inner room with no window at all. A pitched roof over a bungalow leaves two main options for those rooms, and they are very different jobs.

Up on the roof a sun tunnel has a small dome, which a tube connects to a diffuser set in the ceiling. It brings a pool of daylight into a hallway or bathroom and needs only a small opening. A roof window is the larger unit, and adds a view of the sky and fresh air, but it needs a larger opening and a framed lining. The two are set against each other on our page on sun tunnels compared with skylights.

A bungalow room in the roof may have its escape through a roof window, because Approved Document B accepts an escape window there while the room's floor sits no higher than 4.5m up. That is a point to settle with your designer before the window size is chosen.

Raised over the kitchen table

Will a sun tunnel give enough light in a hallway with no windows?

It lights the space well in daytime, though it gives a soft glow rather than the brightness of a window. We show a roof window as the other option when the opening can be made, and the quote prices both.

Rear extensions on larger plots

The bigger detached houses in the area often have the space for a generous rear extension, with a kitchen and dining area in one room. A room that deep gets its light from one side only, and the far end can feel dim in the afternoon.

A lantern placed over the dining end pulls light back into the room. A pair of flat rooflights in a row can do a similar job over a long, narrow room and cost less than one big lantern. We draw each option to the actual room, and our page on a roof lantern or a flat rooflight goes through the choice in more detail.

If you want to open the unit for ventilation, an electric opening rooflight can be wired in at the same time as the lighting circuits. Our electric opening rooflights page explains the options.

Which council, and what the park changes

  • Council
  • Trees

Three councils, one place name

Great Barr straddles the boundaries of three council areas, so a Great Barr postcode does not tell you who decides planning for your house. The centre we use is in Walsall, and for streets there Walsall Metropolitan Borough Council is the planning authority. A house on another side of the area may fall under a neighbouring council instead, and the address settles it.

We look up the council for your exact address at the survey and say so on the quote, so you do not have to work it out from the map. If an application is needed, it goes to whichever council covers the house.

Permission in plain terms

Permitted development lets a Great Barr homeowner fit many rooflights and roof windows without an application; the qualifying conditions are spelled out in our rooflight planning guide. Listed building consent is the first step if your Great Barr house is listed, regardless of those rights, and an earlier condition, or Article 4 where it applies, can end them for any house.

Whether a particular street is affected only shows once the address is checked, which we do at the survey, and the council makes the decision.

Trees near Great Barr Park

Some houses close to Great Barr Park have mature trees nearby, and so do many back gardens elsewhere in the area. A rooflight under a tree collects leaf litter and sap and gets less summer sun.

A steeper lantern sheds debris more easily than flat glass laid almost level. With a self-cleaning coating, rainfall carries dirt off the glass more easily. Where shade is heavy, the winter performance of the glass matters more than a solar control coating, and we choose accordingly.

Guarantee and sign-off

Cutting into a roof to form a new opening, or swapping a whole rooflight with its frame and glass, falls under the Building Regulations. We send the Building Control notification, and the certificate reaches you when the work is complete. A sound frame with a new sealed glass unit fitted on its own needs no notification. Our 10-year workmanship guarantee comes with every job, alongside whatever warranty the maker gives the unit.

An older extension may have a plastic dome or a lantern with misted glass. For the difference between a unit that only needs new glass and one that needs replacing whole, see our page on misted and failed rooflight replacement.

The survey itself takes place at your house and is free. We go up to the roof where it is safe to do so, look at the room beneath, and write down what we find so the quote can compare units that suit both.

Rooflights in Great Barr: common questions

Which council decides planning for a house in Great Barr?

It depends on the address. The centre we use sits in Walsall, but Great Barr also takes in streets that belong to neighbouring councils. We confirm the council for your house at the survey and name it on the quote.

How far is Great Barr from central Birmingham?

Great Barr lies north of Birmingham city centre, about 11 road miles out, comfortably within the 30 road miles our area reaches. Surveys happen at your home.

Can a 1930s semi take two roof windows in the loft?

Often, if the rafters leave a clear opening of the right width. We measure the roof timbers, then quote the sizes that fit. A semi has two storeys, which means the escape from a loft room is by a protected stair, so the windows bring light and air rather than serving as the escape.

Is a sun tunnel an alternative to a roof window for a bungalow bathroom?

It can be. A sun tunnel needs a smaller opening and no lining, while a roof window gives a view and opens for air. We price both when the roof allows, and our sun tunnel for a hallway answer goes through the case for a dark inner space.

Do you replace old plastic domes on flat roofs?

Yes. A dome can be replaced with a flat rooflight or a lantern in glass made to fit the existing opening. The kerb is checked first, along with the roof covering that surrounds it, and a whole replacement being notifiable, the notification goes through us.

Does the park change what I can fit on my house?

Living near Great Barr Park does not alter the permitted development position on its own. A listed building can, and so can a planning condition or Article 4 where it applies, which is why we check the address and leave the decision to the council. Trees will shape the glass we recommend.

What does the written quote show?

Each unit that suits your roof, laid next to the others with its glass, frame and opening style, the lead time the maker usually quotes and the price. Book a free survey to get yours.

My roof tiles are old and brittle. Can a roof window still go in?

Usually, though lifting old tiles around a new opening can disturb the ones nearby. We look at the condition of the covering at the survey and tell you on the quote if extra tiles or a few battens are needed around the new flashing.

Can you fit the rooflight to suit a builder already working on my Great Barr extension?

When a builder is already forming an extension or a loft conversion, we settle the running order at the survey, so the kerb, the opening and the roof covering come ready in the right sequence. The quote shows each maker's typical lead time, so your builder can plan the weeks around it.

Do I need a new building notice for a replacement lantern?

Notification is required when a whole lantern is replaced with its frame and glass, because the Building Regulations treat it as a controlled fitting. We notify Building Control, and the certificate comes to you for the house papers.

Can a lantern look right on a plain brick extension?

It can, when the shape and frame colour suit the brickwork. A slim grey lantern is usually the quietest choice on a brick extension, and a flat rooflight is the lower-profile alternative if the roof is small.
