Roofs we meet in Norton Canes
Is a bungalow roof a good candidate for a roof window?
Usually yes, since a bungalow loft room sits within escape height of the ground.
What about a flat-roofed garage turned into a room?
A flat rooflight brings daylight into a converted garage, which often has no window on the long side.
Does living near the Chase change the rooflight?
We check the address for any planning restriction, and the council decides.

Bungalows, garages and rear extensions
- Roof window
- Flat
- Lantern
Norton Canes is a village, and the houses in it are the sort that grow: a bungalow gains a room in the roof, a garage becomes a study, a kitchen is pushed out into the garden. Each of those changes leaves a dark space somewhere, and a rooflight is the quickest way to fix it.
Two units come up most often at a survey. The comparison beside this text sets them against the same three measures, and the written quote repeats it with your own roof in mind.
Roof window
- Fits
- Pitched roofs, set in the slope

The bungalow loft
A bungalow loft is the simplest place to add a window. Roof-window escape suits rooms at or below 4.5m from the ground, a height a bungalow or chalet bungalow comfortably meets. A two-storey house is a different matter: escape there has to be by protected stair, and the roof window serves for light and air alone.
On a bungalow the question is more often how many windows and where, because the roof is usually long and low. A pair set side by side gives a wide room an even spread of light. A single larger window suits a narrow room better. We draw both on the quote, and we measure the head height inside so the sill sits at a comfortable level for someone standing or sitting.
Garage conversions
A garage converted into a living room or an office usually has one window at the front and nothing on the long sides, because the garage sat against the neighbour's wall. Light reaches the centre of the room from a flat rooflight with no wall space used up, and the opening version lets stale air out as well. If the garage roof is pitched, a roof window does the same job, and the choice depends on the roof covering and the room height.
The existing garage roof is often lightly built, since it was never meant to carry much. We look at the joists from inside before we cut, and where a larger opening needs a stronger frame, the work is priced as its own line. This is also the point where it makes sense to think about the insulation: the roof needs a proper insulated build-up for a habitable room, and the rooflight is fitted into that build-up, not set on top of it.
| Item | The roof | What we price |
|---|---|---|
| Bungalow loft room | Pitched, tiled | One or two roof windows, centre-pivot or top-hung |
| Converted garage | Flat or low pitch | Flat rooflight, fixed or opening |
| Kitchen extension | Flat, often wide | Lantern, or a long flat rooflight |
| Landing or stair | Pitched, small space | Small roof window above the stair |
Asked on a first call
Can I open a rooflight over a kitchen hob?
Yes, an opening unit lets steam and heat escape high up, near the ceiling. We position it so that the opening arm and the cooker hood do not interfere, and the quote notes the opening type for each option.
- Head height inside measured for the sill
- Joists checked before a flat roof is opened
- Opening type chosen for the room, not just the roof
A rear extension, room by room
A typical kitchen extension here is a single storey, with a flat or very shallow roof, and a width that suits the garden rather than the architect. The room below is the thing to start from. A square room of average size has space for a lantern as its centrepiece, because the ceiling can rise into it and the light falls evenly on all four sides. A long, thin room is better with a run of flat rooflights, because a lantern would sit at one point and leave the ends dim.
Open-plan kitchens with a dining end often get both. A lantern over the table gives the dining area a feature, and a flat rooflight over the worktop keeps the working side bright without a pool of glare on the surface. Where the budget is fixed, we price the simplest version that lights the room properly and set the fuller version beside it, with the difference shown line by line.
There is no Building Regulations rule that sets how much daylight a house needs, so the amount of glass is a design choice. We suggest a size from the room and the roof, and show one smaller and one larger if the space allows. Part L does limit heat loss through the unit, and the glass and frame we quote are chosen to meet it for a rooflight in an existing home, which is 2.2 W/m²K.
Light at the edge of the village
Parts of Norton Canes back onto open land, and a rear roof facing a field gets daylight uninterrupted by neighbouring buildings. Low winter sun then reaches deep into a room. A rooflight lets that in, and clear glass makes the most of it. In summer the same sun can warm a room, so we compare clear and coated glass on the quote.
Glass, heat and noise
Glass options for a bungalow loft room
Standard double
- Warmth
- Meets the Building Regulations
- Summer heat
- Passes more through
- Rain noise
- Noticeable in a loft
Laminated, coated
- Warmth
- Meets the Building Regulations
- Summer heat
- Reduced by the coating
- Rain noise
- Quieter
A room directly under the tiles hears rain, and a laminated inner pane makes a real difference to that. A coating on the outer pane deals with the heat. Both choices change the price, and we show them as separate lines.
The council, the Chase and sign-off
- Planning
- Chase
- Sign-off
Planning in Norton Canes is decided by Cannock Chase District Council. Permitted development, whose terms are in our rooflight planning guide, covers many rooflights and roof windows. A listed house still needs listed building consent, whatever those rights allow, and for any one house the council's records may show an Article 4 direction or an old planning condition that takes them away.
The Cannock Chase National Landscape lies within about two miles of the village centre. The designation does not stop you fitting a rooflight. Whether it affects your particular address is a question for the council, and we check what applies at the survey before suggesting a unit. If a restriction does apply, the options on the quote change with it: a slimmer frame, a lower profile or a spot on the rear slope may be the better route, and each is priced next to the standard unit, which makes the trade-offs plain. Your planning officer has the last word, and we supply any drawings the council asks for.
At the survey
We search the council's published planning information for your address and put whatever turns up on the quote.
Notification and guarantee
The Building Regulations treat a freshly cut rooflight opening in a Norton Canes roof as building work in its own right. Renewing a whole unit, frame and glass included, is a controlled fitting, so notifiable, whereas renewing just the sealed glass is not. When a job is notifiable, Building Control is told by our office, and a certificate is sent to you after the work has been signed off by them.
Our 10-year workmanship guarantee protects the fitting you have paid for, and the maker's own warranty protects the unit. An older lantern or flat rooflight on an extension that has misted is covered on our misted and failed rooflight replacement page, which says when only the glass unit needs changing.

Rooflights for Norton Canes: answers
Is a loft conversion in a bungalow allowed to use roof windows for escape?
Roof rooms above a bungalow's ground floor, or a chalet bungalow's, can use a roof window for escape while they stay within 4.5m of the ground. We check the height at the survey. A loft over two full storeys gets its escape by protected stair.
Who decides planning in Norton Canes?
Cannock Chase District Council. Permitted development, whose terms are in our rooflight planning guide, covers many rooflights, and anything beyond that is for the council to decide.
How far is Norton Canes from Birmingham?
Norton Canes is 24 road miles to the north of central Birmingham, well inside the 30-mile area we cover. Surveyor visits cost nothing extra, because the survey happens in your own home.
Does the National Landscape mean I need an application?
The designation sits within about two miles of the village centre. Before the quote is written we find out whether it touches your address; the final decision belongs to the council.
Can a garage conversion have a rooflight?
A flat rooflight lights the middle of the room well, and we check the joists first. A roof that was built only to carry itself may need strengthening round a larger opening, and the quote shows that as a separate line.
Should I choose fixed or opening?
An opening unit lets air out and is the usual choice for a kitchen, a bathroom or a loft room that warms up. A fixed unit costs less and suits a landing or a stair where ventilation comes from elsewhere. Our page on roof window installation sets out the opening types.
Does a rooflight reduce condensation?
An opening unit helps move moist air out, and good ventilation across the room matters more than any single window. We say plainly on the quote what a unit can and cannot do.
Will a rooflight make a loft room noisy in the rain?
Rain is audible on any glass in a roof. A laminated inner pane quietens it, and we show that option beside standard double glazing.
Can a rooflight go into a roof that is already tiled and lived under?
We work from the loft where we can and protect the room below, then fit the unit and its flashing. While you are living in the house we fix the working days with you and make sure the roof is never left open to the weather overnight. If the work needs scaffolding or a tower at the eaves, the quote says so, and the same visit covers the flashing and the internal lining of the opening.
How do you decide between one large rooflight and two small ones?
The room decides. Two smaller units spread the light along a long space and can sit either side of a roof beam, while one large unit gives a stronger single pool. The quote draws both where each would fit, so you choose with the layout in front of you.
What does the Norton Canes quote look like once you have surveyed the roof?
A written quote showing each suitable unit next to the rest, giving its glass, frame and opening, with the price and how long the maker typically takes. Book a free survey and we begin there.
