Cannock roofs: the usual questions at the survey

  • Does a chalet bungalow in Cannock suit roof windows?

Yes, on the slope that faces the garden, sized from the rafters and the cill height.

  • Can the flat roof over a Broomhill kitchen take a lantern?

If the room is wide enough, and we price a flat rooflight beside it.

  • What of a house near High Town, close to the Chase?

We check the address, then pick a dark frame that sits quietly.

Cannock houses and the rooflights that fit them

  • Roof window

  • Flat

Cannock grew as a coalfield town, and the houses in its districts reflect several periods of building. Bridgtown, Broomhill, High Town and the roads towards the Chase all offer different roofs, so no single rooflight will suit them all.

A pitched roof with a usable loft calls for roof windows. A rear extension under a flat roof leaves two units to weigh, a lantern and a flat rooflight. Your quote compares the suitable units for the roof you actually have, in the same measures.

Bungalows and chalet bungalows

Bungalows and chalet bungalows are among the house types you will find in Cannock, and a loft room in a chalet bungalow is lit and aired by roof windows. A roof window can light and air a bungalow or chalet bungalow loft room and also act as the escape route that a bedroom needs, because the floor is no more than 4.5m up from the ground.

Choosing the window is largely a matter of height. A window set low in the slope gives a view from a seat and suits a centre-pivot, whose handle sits on its top rail, while one set high suits a top-hung sash that lifts clear of the furniture below it. On a shallow pitch the choice of unit matters more still, because each type has a minimum pitch for draining water, and the pitch is measured before the sizes are set.

Two windows set next to each other with a short gap between often light a roof room better than one wide window would, and a rafter stands between the two. Both layouts are drawn up on the quote, which lets you weigh the light gained against the cost.

Came up at the quote stage

Our kitchen extension is dark at the back. Will a rooflight really help?

A rooflight over the far end of the room lights the part that the windows do not reach. A lantern brings light from the centre, and a flat rooflight lights a narrower room evenly. We show both on the quote at the size that fits.

Kitchen and garden-room extensions

Rear extensions are the usual place for a lantern in Cannock. A flat-roofed kitchen across the back of a semi is lit at the front by the old windows and left dim at the back, and a rooflight above the dining end lifts the whole room. The decision is between height and discretion.

A lantern adds height and is the more striking choice. A flat rooflight sits low and is simpler and often less costly. Should the roof be due a new covering soon, the rooflight can be fitted during that same job, with the opening and the kerb formed in step as the new covering goes on.

A bi-fold door and a rooflight work as a pair. The door brings light from the garden side, and the rooflight reaches the middle of the room, so the two together avoid the dark band that a door alone leaves.

Reaching a high window on a Cannock roof

A window set high in a pitched roof is awkward to reach from the floor. A long pole works a manual window, while an electric one answers to a wall panel or a handheld remote, and is the better choice over a stair well or above a bed where reaching is awkward. Many electric models include a rain sensor that closes the window when the first drops fall.

The quote lists a manual and an electric window of the same size, with the difference in price stated, so you can judge whether the convenience is worth it for the room.

Glass, heat and a south-facing slope

A roof window or flat rooflight on a slope that faces south takes the strongest sun of the day, and in summer the room beneath can warm quickly. Heat coming through the glass is reduced by a solar control coating on the pane itself, and a blind fitted outside the window stops more of it before it ever reaches the glass. A north-facing slope gets a gentler light and usually suits clear glass with the best winter insulation.

Privacy matters too. Roof windows set above eye level are rarely overlooked, but a flat rooflight over a ground-floor extension can be seen from a first-floor neighbour. Obscured or frosted glass is available for a bathroom roof window, and the quote lists it beside the clear option with what each gives up in light.

Condensation on the glass of a bathroom roof window is a matter of ventilation as much as glass. A window that opens, or a vent in the frame, lets steam out, and we say at the survey which opening types suit a wet room.

Roof windows on tiled semis

A tiled Cannock roof may carry concrete interlocking tiles or clay ones, and the flashing kit has to be the one made for that particular covering. The roof window is sized to the rafter spacing, and we check the covering at the survey so the quote names the right kit.

Where a loft is being converted, the building work is separate from the rooflight. Your builder's drawings are the starting point for placing the windows where the rooms need them, and the order of work is settled with the builder too, so the roof is never left open longer than it has to be.

Near the Chase: permission and Building Control

Planning and the Chase

Cannock Chase District Council decides planning in Cannock. Permitted development covers many rooflights, provided the work meets the conditions in our rooflight planning guide. Any rooflight on a listed building depends first on listed building consent from the council, whatever permitted development allows, and an ordinary house might lose the right to a condition attached to its permission or to an Article 4 direction.

Cannock Chase National Landscape lies within two miles of the town centre. For a house close to it, we start from the council's records for that address, and a unit with a dark, slim frame is then chosen so that it sits quietly in the roof. The council decides what is allowed.

Building Control, insulation and the guarantee

An opening newly made for a rooflight is building work. Exchanging an entire rooflight, glass and frame as one, falls among the controlled fittings and so needs notifying, whereas exchanging only the sealed glass unit does not. For notifiable jobs we send in the Building Control notification, and the completion certificate follows after sign-off.

For an existing home, Part L (2021) allows a rooflight no more than 2.2 W/m²K; a roof window, by contrast, has to reach the 1.4 W/m²K window standard or WER Band B. Each unit's figure is printed on your quote, and the workmanship on the job is backed by our 10-year guarantee, in addition to the manufacturer's warranty on the unit. If an older rooflight has misted, our page on misted and failed rooflight replacement tells you whether the sealed unit alone needs to change or the whole rooflight should go.

Keep the Building Control certificate with the house papers. It is the paper a buyer's solicitor looks for at the point of sale, recording that the opening was formed and the unit was fitted to the regulations in force at the time. The same pack holds the maker's warranty details and the guarantee, so everything about the rooflight is in one place.

Cannock: before you book

Does living near Cannock Chase change what I can fit?

At the survey the address is compared with the council's records, and any application is decided by Cannock Chase District Council. Rooflights often fall within permitted development, so long as the conditions in our rooflight planning guide are met.

Could roof windows turn my Cannock chalet bungalow loft into a bedroom?

A roof window may be used as the way out of a bungalow or chalet bungalow loft bedroom, provided the room is no more than 4.5m above the ground. Cill height and clear opening are both measured at the survey. The rest of the conversion follows the Building Regulations for a new room.

Should a Cannock kitchen extension take a lantern or a flat rooflight?

A lantern adds height and brings light into the middle of a wide room. A flat rooflight stays low and fits a narrow room better. We price both, and our answer on a roof lantern or a flat rooflight sets them out in more detail.

Do you replace old plastic lanterns in Cannock?

Yes. A glass lantern can be made to suit the opening already there, once the kerb has been checked together with the covering that surrounds it. Swapping a whole lantern is a notifiable job, so we send in the Building Control notification ourselves.

What blind goes with a bedroom roof window?

A blackout blind in side channels keeps the room dark on summer mornings, while a pleated blind suits a landing. The blind is chosen with the window, and the quote lists them together.

Will the rooflight need scaffolding?

A roof window in a pitched roof usually needs access from outside and a way to protect the open roof while the window is set. The method depends on the house, and we describe it on the quote.

Do you cover Bridgtown and High Town, or only central Cannock?

We cover all of it. Driving from central Birmingham to Cannock is about 21 road miles, heading north, comfortably within the 30-mile area we cover, and wherever in the town you live the survey is at your home.

Can a rooflight reduce my need for electric light?

It brings daylight into the room during the day, so the lights stay off longer. There is no Building Regulations daylight rule for houses, so the choice is yours, and the quote shows how much glass each option adds.

What arrives once the survey at my Cannock house is done?

A written quote arrives with the suitable units set out in a row, and each is described by its price, its lead time and the glass, frame and opening on offer. Book a free survey and the first visit is in the diary.
