Three roofs we meet in Brierley Hill
A bungalow with an empty roof space?
A loft room lit by roof windows, with the headroom and the stair checked first.
A chalet bungalow with a dormer already built?
Roof windows in the slope beside it, so both bedrooms share the new light.
A terrace in Quarry Bank with a dim back kitchen?
A flat rooflight over the worktop, or a small lantern if the ceiling can open up.

Rooms in the roof
- Fixed
- Opening
- Dormer
Bungalows and chalet bungalows give a roof window a different job. The room under the slope is a bedroom or a study, so the window has to bring in light, let fresh air through and sit at a height you can use from a bed or a desk.
Fixed and opening roof windows are the first pair we put side by side, since the choice changes how the room feels more than the size of the glass does.
Fixed roof window
- Fresh air
- None
- Reach
- Nothing to open or clean from inside
- Suits
- High in the slope, or beside a vent
Opening roof window
- Fresh air
- Good, with a ventilation setting
- Reach
- Handle at the top or bottom edge
- Suits
- Bedrooms and studies
A question on site
Can a roof window be the way out of a bungalow bedroom?
Where the house is a bungalow or chalet bungalow, escape from a roof room can be through a roof window, as long as the sill and the opening size meet the escape rules and the room sits within the height those rules allow. We measure and say so on the quote.
Bungalow loft rooms in Brierley Hill
Some Brierley Hill streets are lined with bungalows and chalet bungalows whose roof void has never been used, or has only a single dormer at the front. Set into the slope, a roof window lights a bedroom or a study without a new dormer, and from the street the house keeps its outline.
The place to start is a floor plan with the stair marked. A new stair needs a landing and the headroom above it, and the roof windows then follow the plan. A window placed at the wrong height can leave a sill that sits too high to look out of, or a handle too low to reach with a bed in front of it, and both are cheaper to avoid on paper than to fix once the roof is open.
Where a bungalow roof has a hip, the slopes narrow towards the ridge, and the window size we suggest takes that into account. Our page on loft conversion roof windows shows the standard sizes, and the roof window escape page explains how the height rule works.
Older terraces and a dim kitchen at the back
The older streets of Quarry Bank and around the centre of Brierley Hill have terraces with a kitchen or a utility room at the back, often under a low roof that was built on later. These rooms get light from a single window at best, and that window may look onto a wall a few metres away.
A flat rooflight is the usual first answer. It sits low, it fits a narrow roof, and it brings light from above that does not depend on what is outside the window. If the room has a ceiling that can follow the roof up, a small lantern adds height as well as light, and we show both on the quote with the glass and the frame written out.
Whether the roof covering is sound weighs as heavily as the quality of the glass. If the back roof is due to be renewed, the rooflight can be fitted in the same visit as the new covering, which means the kerb and the covering are done as one job. Our page on fitting a roof lantern on an existing flat roof explains what the existing roof has to offer.
A question on a visit
Will a bedroom roof window keep the room dark enough to sleep?
A blackout blind fitted to the window frame does that, and the quote lists the blind alongside the window so you see the full set. Roof windows can take blinds of several kinds, from blackout to light-filtering, as well as insect screens, and we compare the ones the maker supplies for your window.
Blinds, heat and the bedroom
A room in the roof catches the sun from above, so the heat gathers under the slope earlier in the day than it does in a room with ordinary walls. The glass and the blind decide how much of that you notice. A solar control coating on the pane cuts the heat that passes through it, while an external blind keeps the sun off the glazing altogether.
An opening window with a ventilation setting also lets warm air leave at the top of the room while cooler air arrives lower down. The window, the coating and the blind each get their own line on the quote, which lets you weigh what each one adds and choose which to keep. Our page on solar control rooflight glass explains the coatings.
Rear extensions and garden rooms
A semi or detached house may have a flat-roofed extension at the back that was built with nothing more than a plastic dome in the roof. A glass flat rooflight or a lantern replaces that dome with a unit that keeps the heat in better and lets more of the sky into the room. The kerb it sits on is part of the quote, because a low or damaged kerb needs attention before a new unit can sit on it.
A larger extension or garden room can carry a lantern with a proper span. Lanterns come with different roof pitches, finials and frame colours, and the room below sets the best proportion. Each option is drawn to size, which lets you judge how it will look against the garden wall, and the shapes are covered on our roof lantern installation page.

Permission and Building Regulations

- Regulations
| Item | Who | What happens |
|---|---|---|
| Planning | Dudley Metropolitan Borough Council | Address checked first, with drawings prepared should an application be needed |
| Building Regulations | Building Control | We notify them where the work is notifiable and you receive the certificate |
| Escape from a loft room | Approved Document B | Bungalow rooms within the height limit can use a roof window for escape, whereas a two-storey house requires a protected stair |
| Glass and frame | The maker's warranty | Written on the quote beside our 10-year workmanship guarantee |
The planning decision for a Brierley Hill address belongs to Dudley Metropolitan Borough Council. Our rooflight planning guide lists the terms for permitted development, which allows many roof windows and rooflights. Whatever those rights allow, a listed house still needs listed building consent, and a particular house can lose them to a planning condition, or else to an Article 4 direction, which is why we examine the property itself.
If your house lies inside a conservation area, the council can tell you, and we check the address before we recommend anything. A conservation rooflight with a slim dark frame is often compared for a front slope in that case. Our page on listed building rooflight consent covers the extra steps a listed house needs.
Building Control
Building work is what a new roof opening amounts to, and swapping a whole rooflight, frame and glass included, is notifiable as a controlled fitting. Whenever a Brierley Hill job is notifiable, telling Building Control falls to us rather than to you, the homeowner. Notification is not needed when only the sealed glass is swapped out.
Under Part L, a roof window put in place of an old one must meet the window limit: 1.4 W/m²K, or else the Band B rating on the window energy scale. Each unit's figure appears on the quote for side by side comparison, and the survey records any glass you want to keep for a reason of your own.

Skylight queries from Brierley Hill
Which council should I ask about a rooflight on my Quarry Bank terrace?
Dudley Metropolitan Borough Council decides planning. When permitted development applies is explained in our rooflight planning guide, and your own address gets checked during the survey visit.
Can I turn the roof space of my bungalow into a bedroom with roof windows?
That depends on the headroom, the floor and the stair. If those allow it, a roof window can give a roof room its escape route in a bungalow or chalet bungalow, within the escape height, and we measure the sill and the opening against the rules before writing the quote.
What if my house has two storeys and a loft?
A two-storey house sends escape from the loft down a protected stair, so a roof window there is chosen for the light and air it brings while the stair is the way out. Our page on loft conversion roof windows goes through the layouts.
Is a lantern too tall for a terrace extension?
A low-profile lantern or a flat rooflight suits a small extension better than a tall pyramid. We draw the height against the room and the neighbouring walls, and our page on a roof lantern or a flat rooflight compares the two.
Can you fit a rooflight when the flat roof is being recovered?
Yes, and the recovering is a sensible time for it. Opening, kerb and fresh covering are then built as one piece of work, and we can write the quote around the covering your roofer has chosen.
How do you measure for a replacement roof window?
We measure the old frame, the opening and the rafter spacing from inside the roof. Our page on replacing an old VELUX window explains how the old and new sizes are matched, and the size code letters show the width, the digits the height.
Will your surveyor really come out to Brierley Hill, or must I go to Birmingham?
Brierley Hill is a west-side town, a drive of 15 road miles from central Birmingham, and comfortably inside the 30 miles we cover. Nobody needs to travel for the survey, because the surveyor comes to your house in Brierley Hill.
Which blind suits a bedroom roof window?
A blackout blind for sleep, and a light-filtering one for a study or a landing. The quote lists the blind with the window, and some can be fitted from inside the room once the window is in.
Can you replace a plastic dome with a glass rooflight?
A glass flat rooflight can be made to fit the old opening, or a larger one can be cut if you want more light. The kerb, and the roof surrounding it, are inspected first; a whole new unit is notifiable, and we put the notice to Building Control in ourselves.
Do the units come with a maker's warranty?
The maker's own warranty comes with every unit, while the fitting itself sits under our 10-year workmanship guarantee. The quote lists both next to the glass and the frame.
Will the options be set out in front of me before I commit to one?
Free survey first; then a written quote follows with each unit that suits your roof set out in turn, with its glass, frame, opening and lead time. Book a free survey and the options follow.
