Three roofs we are asked about in the village

  • A chalet bungalow with rooms in the roof?

A roof window can light a bedroom there, and the height rules for escape are met more easily than on a two-storey house.

  • A conservatory that is too hot in July and cold in January?

The roof is the usual culprit, and a glazed roof with a better coating can be quoted beside a solid one.

  • A dark hallway in a detached house on a cul-de-sac?

A sun tunnel is often the quickest route to daylight, and we compare it with a roof window.

Bungalows, extensions and conservatories

  • Roof window
  • Lantern
  • Sun tunnel

Cheswick Green is a village of estate roads, and an estate house is often built with modest windows and a plain roofline. That makes the roof the place where most of the extra daylight can come from.

A roof window lights a room in a pitched roof. A sun tunnel borrows light for a hall or landing where no window will reach. Your written quote lays out whichever units suit the roof, so you can weigh them yourself.

Loft rooms under the slope of a village bungalow

In a chalet or dormer bungalow, the first floor under the slope is often a bedroom or a study with only a small gable window. A roof window set into the slope brings in more light than a gable window can, and it opens the room to the sky.

Because the floor of such a room sits low, a roof window can also serve as an escape route. Under Approved Document B, an escape window can serve only a storey rising no more than 4.5m from the ground, a height a bungalow roof room usually meets. We check the height of the sill, the position of the opening and the size of the clear gap at the survey, and we say what the window can and cannot be relied on for.

Our page on roof windows as a fire escape explains the rule in full, and our loft conversion roof windows page covers the layouts that suit a sloping ceiling.

Conservatory roofs that have run their course

A conservatory that has stood for a couple of decades usually shows its age in the roof first. Polycarbonate sheets that were fine when new turn dull and noisy in rain, and the room is hot in summer and cold in winter.

There are two ways to go. You can keep the base and the frame and replace the roof sheets with glass that has a solar control coating, or you can replace the roof with a solid insulated one and set a lantern or a flat rooflight into it for light. The glass roof keeps the room bright all through the day. The solid roof keeps the temperature steadier, and the lantern restores the daylight over the middle of the room.

We quote both when the structure allows. The frame has to carry the extra weight of glass, and we check that at the survey, as well as the state of the gutter and the wall plate. Our page on replacing a polycarbonate dome sets out how the sheet types differ.

Glass for a sunny back garden

Where a house has a south or west facing garden and little shade from trees, a rooflight at the back takes full sun for much of a summer afternoon. A clear double-glazed unit lets in the most light and the most heat. A solar control coating cuts the heat, at the price of a slightly cooler tint to the light.

A rooflight over a kitchen or a dining table is a place where the choice shows. The coating is cheap to specify at the start and expensive to add later, so we ask about the aspect of the room at the survey and put both glass types on the quote. Our page on solar control rooflight glass explains the coatings.

Asked on a measuring visit

Will a lantern turn the kitchen into a greenhouse?

It can if the glass is plain and the room faces the afternoon sun. Keeping the temperature in check takes a solar control coating, an opening vent at the top and a blind between them, and the plain lantern is priced next to each of those extras to show what every one adds.

Asked while measuring up

Does a new roof window on a bungalow need planning permission?

Permitted development often covers a new roof window on a bungalow, and our rooflight planning guide spells out the conditions that go with it. The position shifts for a listed building, and where an Article 4 direction or conditions attached to the house apply; we check your address, and the final decision rests with Solihull Metropolitan Borough Council.

Who decides what

Solihull Metropolitan Borough Council is the authority that makes the planning decisions for Cheswick Green. Cheswick Green is a village, and the council holds the planning records for every address in it, so any question about your house goes there.

Building Regulations are separate. In Building Regulations terms, forming a brand new roof opening is building work, and swapping out a whole rooflight, frame and glass included, is notifiable because it is a controlled fitting. On a notifiable job we send the Building Control notification ourselves, and the certificate comes once the job is signed off. A like-for-like change of only the sealed glass unit is outside the notification.

Sizing for a flat extension roof

A single-storey kitchen or dining extension on the back of a detached house usually has a flat roof, and its rooflight is chosen from the room outwards. A long, narrow kitchen suits a long flat rooflight over the worktop or two smaller ones set apart. A squarer family room can hold a lantern whose ridge sits over the table.

The roof covering matters just as much. If the extension roof is a single-ply membrane, a glass-reinforced plastic finish or felt, the new kerb has to be dressed into it properly. Adding the rooflight makes most sense when the roof is due a new covering, since the opening and the finish can then be done as a single job. Our guides on flat roof rooflights and roof lanterns show the shapes and the kerb details.

Hallways and landings

In a detached house on an estate road, the stairs and landing sit in the middle of the plan, and the hall can be dim whatever the weather. A sun tunnel is a light tube with a dome on the roof and a diffuser in the ceiling, so it suits a space no window can reach. It gives daylight but not a view, and it does not open.

Where the landing sits directly under the roof slope, a small roof window can do the same job and give fresh air as well. We price both when both fit, and the choice comes down to whether you want ventilation, how far the light has to travel, and how much roof space there is above. Our page on sun tunnels compared with skylights explains the difference in detail.

Cheswick Green skylight questions

Which council do I speak to about a rooflight in Cheswick Green?

Solihull Metropolitan Borough Council decides planning here. Permitted development takes in many rooflights, and our rooflight planning guide lists its conditions in full; we check your address at the survey before we advise.

Can a bungalow loft room have a roof window as its escape?

Bungalows and chalet bungalows can use a roof window to serve the loft room, so long as that room is at most 4.5m from the ground. We measure the sill height and the clear opening at the survey and tell you plainly what the window can be relied on for.

Is it worth replacing the roof of an old conservatory?

The roof causes most of the temperature swings. We quote a new glass roof and a solid roof with a lantern side by side, and we check the frame can carry the weight of either before we suggest one.

Will a sun tunnel brighten an inside hallway?

It can bring a good level of daylight to a hall or landing with no outside wall. How much depends on the length of the tube and the size of the dome, and a roof window may do more where the slope is directly overhead.

What notification does Building Control need?

A rooflight going into a new opening is notifiable, as is a whole replacement unit, and the notification is left to us. Keep the certificate you receive at sign-off with the other house papers, since the people buying the house, when you sell, can ask to see it.

Can you fit a lantern to our extension if the roof is felt?

The kerb is built up and the felt is dressed into it. If the roof is close to needing a new covering, we say so on the quote, because doing both together saves opening the roof twice.

Is the village of Cheswick Green close enough to your Birmingham base for a survey?

Heading south-east out of Birmingham, Cheswick Green is a 9-mile run by road, comfortably inside the 30-mile area that we cover. Your house is where the survey happens, and the free written quote follows on.

What does the survey cover?

We look at the roof from above and the room from below, measure the opening, check the rafters or the kerb, and note the glazing you prefer. Book a free survey and the written quote that comes back shows each suitable unit alongside the others, listing glass, frame and opening style, then lead time and price.

Can a roof window go into a roof that is already tiled and lived under?

We work from outside and inside, protect the room below while the tiles are lifted, and fit the window with a flashing kit made for your tile profile. The quote tells you what needs moving, such as a rafter or a run of battens, before the window goes in.

Which blinds suit a roof window in a bedroom?

A blackout blind that runs in side channels keeps the room dark on summer mornings, and a pleated or roller blind gives softer control in a study. Blinds can be quoted with the window, so the fitting and the frame colour match.

Is the work guaranteed?

Every installation we complete comes under our 10-year workmanship guarantee; separately, the maker warrants the unit itself with its own warranty.
