Extensions first: lanterns and their frames
- Aluminium
- uPVC
A rear extension is the usual reason to look at a lantern. The frame material shapes how it looks from the garden and how it stands up over time, so it is worth deciding before the glass.
Aluminium frames are slim and strong, and take a wide range of colours. uPVC frames are thicker and usually cost less. The quote compares the two on the points that matter to you.

Matching the lantern to the house
In Rugeley you will find extensions on terraces, on pairs of semis and on larger detached houses, and the right lantern differs for each. A narrow terrace extension has a roof barely wider than a table, so a lantern that fills it can dominate the room, and a long, shallow lantern or a flat rooflight keeps the ceiling in proportion. On a wider extension behind a detached house, a pyramid or a hipped lantern with a tall glazing bar gives height over a dining area.
Frame colour matters as much as the shape. A grey or black frame suits a modern window set, while a cream or white frame matches a uPVC conservatory or older windows. Some makers offer a different colour inside and out, so a dark frame outside can be paired with a white one in the room.
We measure the opening, the thickness of the roof build-up and the height of the existing kerb, because these set the sizes that will fit. Our guide to aluminium and uPVC roof lanterns compares the two frame types in full, and roof lantern sizes sets out what the openings allow.
| Room | Roof | First unit to price | Second unit to price |
|---|---|---|---|
| Kitchen extension | Flat | Lantern | Flat rooflight |
| Landing or stair | Pitched | Roof window | Sun tunnel |
| Garden room | Flat or low pitch | Flat rooflight | Lantern |

What sits around the glass
A rooflight is only as good as the roof it is set into. On a flat roof the kerb, the insulation and the waterproof covering all meet at the rooflight, and the way they meet decides how it performs. A kerb that is too low lets water pool at the foot of the glass, and a kerb with no insulation around it leaves a chilly band of ceiling around the opening where condensation can gather.
For that reason we price the whole detail: the timber or prefabricated kerb, the insulation inside it and the covering turned up the outside face. Whether the covering is felt, EPDM or GRP changes the way it is dressed, and our page on rooflights for EPDM, GRP and felt roofs sets out each case. If your roofer is laying the new covering, we agree with them who forms the kerb and who finishes the junction, so that nobody assumes the other has done it.
Rooflights also set the thermal performance of the new room. For a rooflight in an existing dwelling, 2.2 W/m²K is the Part L (2021) U-value; a roof window is treated as a window, so it needs a Band B energy rating or 1.4 W/m²K. Every unit we quote meets the limit, and the figures sit beside each option, which lets you compare them.
Often asked on site
Can I have the rooflight open to let the steam out?
Yes, an opening rooflight is available in manual and motorised forms. A rain sensor closes a motorised one when it starts to rain, and we put the wiring on the quote.
Fresh air in a kitchen
Cooking steam rises, and a rooflight that opens gives it somewhere to go. An opening flat rooflight or an opening lantern vent lets warm air out through the top of the room, drawing cooler air in at the doors and windows. An open rooflight also takes some of the summer heat out, but an extractor over the hob is still needed.
Manual openers are simplest, with a pole or a handle. Electric openers suit a roof out of reach, and some can be controlled from a wall switch or a phone. They need a power supply to the roof, and many have a manual override for a power cut. Read more in our guide to manual and electric rooflights.

Pitched roofs in Brereton and Ravenhill
The older streets near the town centre and in Brereton have terraces and semis, and later estates are often roofed in concrete tile. The tile type decides the flashing kit, so we identify it before ordering. A concrete tile with a deep profile needs a different flashing from a flat plain tile, and mixing them up shows as a poor seal later.
Terraces add a further point: the roof is often one long pitch with a party wall at each end. A window near the wall may sit close to the neighbour's roof, and we mark a safe position on the drawing, away from the shared line.

Bungalows, chalets and loft rooms
A bungalow roof is a good candidate for roof windows, because the space under it is often large and mostly unused. A pair of roof windows in the main slope can light a loft room in a bungalow or chalet bungalow, and one of them can act as the escape route for rooms within 4.5m of the ground.
The position on a two-storey house is quite different. The escape from a loft conversion there is a protected stair; the roof windows light the room and let in air, and your builder or architect deals with the stair. We say so plainly at the survey and plan the windows for daylight and air. Our page on roof windows and fire escape sets out the rule.
Whichever house you have, the lining below the window matters to how the room looks. A splayed lining, wider at the bottom than the top, spreads the light further into the room than a square one. We agree the lining shape, the plaster finish and the position of the blind with you before the roof is opened, so that the work inside is as planned as the work outside.

Rooflights under branches
Rugeley sits close to Cannock Chase, and the gardens and roads on its edges carry a good deal of tall planting. Leaves, seeds and sap fall onto glass, and the canopy changes the light that reaches it. We look up from the roof at the survey and note which way the trees lean, because the branches over a south-facing roof can do some of the work of a solar control coating.
Where there is a tree that is protected, the council's consent is needed for work to it. We place the rooflight around the tree. A steeper unit sheds leaves better. What the coating does, and where it gives ground, is covered on our page about self-cleaning skylight glass.
Planning, the National Landscape and Building Control
Planning in Rugeley is decided by Cannock Chase District Council. Permitted development lets many rooflights and roof windows be fitted, and its conditions are described in our rooflight planning guide. Where the building is listed, listed building consent comes first for a rooflight, whatever permitted development provides; elsewhere the right may be missing where a condition is attached to the dwelling or an Article 4 direction reaches it. The address is something we check, and the council decides.
Part of Cannock Chase, which is a National Landscape, lies within 2 miles of the centre of Rugeley itself. We note whether your address falls inside it when we check the planning position, and tell you before the quote is written.
Under the Building Regulations, a rooflight set into a freshly formed opening is notifiable, and so is a whole replacement unit. We pass the notification to Building Control ourselves, and a certificate arrives at your address after the work is signed off. Where only the sealed glass unit is replaced, no notification is needed. A 10-year guarantee on our workmanship backs each installation, and the unit comes with its maker's warranty as well.

Asked by Rugeley homeowners
Who decides planning for a Rugeley rooflight?
Cannock Chase District Council. Many rooflights fall within permitted development, which our rooflight planning guide explains, and we look at your address for any condition attached to the property, or any Article 4 direction.
Is Rugeley inside the Cannock Chase National Landscape?
Part of the National Landscape lies within 2 miles of the town centre. Whether your own address is inside it is something we check, and the council decides what follows.
Is Rugeley within reach of your Birmingham base for a survey?
Rugeley is 28 road miles or so north of Birmingham city centre, well within the 30 road miles that we cover. Surveys are done in person at your house.
Which lantern frame lasts longer, aluminium or uPVC?
Both last well when fitted properly. Aluminium keeps a slimmer profile and holds its colour, while uPVC costs less and needs little upkeep. We list both on the quote with the makers' warranties beside each.
Can a lantern replace the glass roof of my conservatory?
In most cases a solid roof with a lantern can replace it, once the walls and base are checked for the extra weight. The quote compares a lantern against flat rooflights, and Building Control is notified because the roof is replaced.
My roof faces south. Will a roof window overheat the room?
Glass in a sunny slope lets in a lot of heat, so a solar control coating or a blind is worth pricing with it. The quote lays the choices out for you, so the cost can be weighed against the comfort.
Do you replace an old rooflight whose seal has failed?
A failed seal usually shows as misting between the panes, and the glass unit alone can often be changed. See our page on the signs a rooflight has failed.
How do you keep the weather out while the roof is open?
The opening is cut and the new unit set within the same visit wherever the size allows, and the roof is covered at the end of each day. We agree timing with you and plan around a dry forecast, so an open roof is always protected before we leave.
What measurements do you take at a survey?
The roof pitch and covering, the rafter or joist spacing, the size of any existing opening, the height of the ceiling below and the position of services such as pipes and cables. These set the sizes that fit, and they appear on the quote.
Can I choose a lantern shape that matches my windows?
Yes, within what the opening allows. We show the shape, the bar layout and the frame colour on drawings, so you can compare them with your window frames. Book a free survey and we bring the options.
