Wombourne houses and what suits their roofs

  • A bungalow near the canal with an empty roof space?

Use a roof window to light a room up in the roof, and a lower-cost sun tunnel to brighten the hallway underneath it.

  • A semi on a later estate with a single-storey rear kitchen?

A lantern for height or a flat rooflight kept low, either one drawn to the size of the room.

  • A large detached house on the edge of the village with a long garden room?

A big lantern, or a run of flat rooflights, with the glass picked for the aspect.

Bungalows are where a rooflight does the most work. The ground floor is often deep, the hallway has no window and the roof space above is largely unused.

Two products suit that situation. A roof window lights a room in the roof, and a sun tunnel carries daylight down to a landing, a bathroom or a corridor through a tube.

Chalet bungalows and rooms in the roof

Wombourne has bungalows with a fully usable roof space, often called chalet bungalows, where a bedroom or a study already sits in the roof or could be added. A roof window is the natural choice because it lights the room without altering the shape of the house from the road.

Approved Document B puts the escape height at 4.5m from the ground, and a roof window may be the means of escape wherever the floor of a Wombourne chalet bungalow's roof room is within it. A two-storey house is in a different position altogether, because its loft room needs a protected stair instead of a window. We tell you at the survey which situation your house is in, and if you are planning a conversion we suggest your builder confirms the escape route with Building Control before the windows are ordered.

The size of a window in a low pitched roof matters more than people expect. A shallow slope gives a small window less light than the same unit on a steep one, and a low roof can leave the sill awkwardly close to the floor. We check the pitch, then quote sizes that suit it. Our page on roof windows in low-pitch roofs goes into the detail.

Put to us before the quote

My hallway has no window at all. Is a sun tunnel really bright enough?

In daylight it brightens a hall considerably, because the tube catches light on the roof and delivers it through a diffuser. It cannot match a window in the view it gives, and it dims in heavy cloud. Our guide to sun tunnels for hallways compares it with a roof window.

Because a sun tunnel needs a much smaller opening, it often goes in without trimming a rafter, and it is the simpler choice where only brightness is wanted. The roof window is the right answer where the room needs a view, air and enough height to stand beneath it.

Some bungalow owners end up with one of each. Our page on choosing a sun tunnel or a skylight sets out how that works.

Bathrooms and kitchens under the slope

A bungalow bathroom is often an inside room with an extractor fan and no window. A small opening roof window, or a sun tunnel with a fan kit, changes how it feels, and it gives you a way to let steam out when you want to. An opening unit helps with moisture, though it sits alongside the fan and does not replace it.

Roof windows over a bath or a shower need a good seal and a frame that tolerates damp air. Makers offer a white polyurethane-coated frame for exactly that reason, a timber core sealed in a moulded casing that needs no repainting, as an alternative to painted or lacquered timber. The quote shows which frames suit a wet room and what each costs relative to the other.

A kitchen under the slope has the opposite problem, which is heat from the cooker and the sun together. An opening unit with a rain sensor, or one that is opened by a remote, is worth pricing there. Our page on electric opening rooflights covers how those work.

Put to us at the door

Can the window be reached if the ceiling is high?

A wall switch or a remote control on an electric unit solves it, and a manual one can be worked with a long pole that reaches a handle set high in the slope.

Replacing what is already there

Plenty of bungalows built decades ago have a single-glazed roof window, a plastic dome or a timber rooflight that has stopped sealing. The opening is already there, so the swap is often quicker than starting afresh, though the flashing and the surrounding tiles need checking.

If the existing unit is a standard size, a modern replacement can sit in the same opening with a new flashing kit. If it is an odd size, the quote compares a unit cut to fit with a standard one that needs the opening changed. Our page on replacing an old roof window shows how that decision is made.

Rear extensions on larger plots

Larger plots with long gardens are easy to find around Wombourne, so a rear extension can be a generous kitchen and dining room under a flat or a shallow pitched roof. That is where a lantern earns its keep, because it lifts the ceiling and lights the whole room from above, including the dining table in the middle.

A big lantern is heavy, so the structure around it needs to take the load. We look at the opening, the beams and the kerb, and we agree with your builder who forms what, so the lantern arrives on a kerb that is ready for it.

Our roof lantern installation page shows the shapes, and the one on roof lantern sizes explains how to match the size to the room.

Will the extra weight of a lantern need a steel?

Sometimes. The size of the opening decides, and we pass the lantern weight to your builder or engineer so the beams are sized for it.

Permission in Wombourne

Planning for Wombourne is decided by South Staffordshire Council. Permitted development often removes the need for an application on a Wombourne rooflight or roof window, and the conditions can be read in our rooflight planning guide. Listed building consent is still required on a listed building, and an ordinary house may find the rights restricted in other ways, whether by a permission's own conditions or by an Article 4 direction.

Our first step is to look at the address, and whether an application is granted is for the council to say. Where a planning application is needed, we supply the product drawings and sizes you need to include with it.

Building Control, the guarantee and the survey

Building Regulations count a newly cut roof opening as building work, and a complete replacement of the rooflight, frame and glass is treated the same way. Swapping just the sealed glass unit does not call for a notification. Should the job turn out to be notifiable, we send Building Control the notification ourselves, and the certificate is yours as soon as the work is complete.

Each fitting carries our 10-year workmanship guarantee, and every unit carries the maker's own warranty. The free survey ends with a written quote that sets suitable units side by side. Book a free survey to see what yours would look like.

Wombourne homeowners ask

Is Wombourne a village or a town, and who decides planning?

A village in its area, Wombourne has its planning decisions taken by South Staffordshire Council. Permitted development for rooflights applies in the same way as elsewhere in England, subject to the conditions in our rooflight planning guide. We start from your address, and any application is ruled on by the council.

How far out do you travel to reach Wombourne?

The village lies about 16 road miles west of central Birmingham, which puts it within the 30 road miles of Birmingham that we cover. The free survey happens at your house, and the quote is written for your roof.

Is a roof window allowed as the way out of a bedroom in a Wombourne chalet bungalow roof?

An upstairs room in a Wombourne chalet bungalow can rely on a roof window to get out, provided the room sits under the 4.5m limit that Approved Document B sets for the height above ground. A two-storey house is different and needs a protected stair. Our page on roof windows and fire escape explains the difference.

We have a bungalow with a flat porch roof. Can a rooflight go in?

A small flat rooflight or a sun tunnel can often be fitted to a porch or a utility roof. We look at the covering, the structure below and the size of the opening, then quote the units that fit.

Which costs less for a dark bungalow hallway: a sun tunnel, or a roof window?

A sun tunnel usually costs less, because the opening is smaller and the fitting is quicker. A roof window gives you a view and fresh air as well as light. The quote lists both so that you can weigh the difference.

Our extension roof is old felt. Should the rooflight wait?

Where the extension felt is worn out or close to it, it makes sense to renew the covering as the rooflight goes in, since the kerb and the new covering are then formed together. We can price the rooflight alone if your roofer is doing the roof.

Will a lantern make a south-facing dining room too warm?

It can in high summer, which is why solar control glass and an opening unit are often priced as options. The glass is chosen for the aspect, and we explain what each setting does in the quote. A west-facing room takes the low evening sun, so the glass coating, a blind and an opening unit are weighed together rather than one at a time, and the survey is when we see how much sky the lantern will actually face.

Does a roof window need a special flashing for my tiles?

A flashing kit made for your roof covering keeps the junction weathertight, and the kit differs for flat concrete tiles, profiled tiles and slate. At the survey we identify what your roof is covered with, so the quote lists the right kit with the right window, and the fitting is done with the surrounding tiles cut and set around it.

What if my old rooflight has misted between the panes?

A misted double-glazed unit has lost its seal. If the frame is still sound, replacing just the sealed unit may be enough. Our page on why a rooflight mists explains it, and the quote says which route suits yours.
