Roof types you will find around Codsall

  • A hipped bungalow roof in the village?

Roof windows can light the rooms in the roof, within the escape height.

  • A detached house on a larger plot?

Room for a large lantern on a garden room, if the plot allows.

  • A rear extension in Oaken?

A flat rooflight over the extension, or a lantern where the room is wide enough, both priced on the same quote.

Codsall is a village of houses with space around them, and the space tends to decide which rooflight makes sense. A roof window suits a pitched roof with a room under it, and a lantern suits a flat-roofed addition with some floor area beneath.

Both can sit on one written quote, so the trade-offs are in front of you before you choose.

Rooms in a Codsall bungalow roof

Bungalows and chalet bungalows are a common sight in and around the village, and their roofs often hold a room, or the space for one. In that space, a roof window can bring daylight to a bedroom or a study. A bungalow roof sits low, so a window in it may act as the way out in a fire, something a two-storey house cannot count on. Escape windows count only for storeys that sit within 4.5m of the ground, so at the survey we measure that height on your actual Codsall roof.

Hipped roofs are usual on bungalows of this kind, and the slope of a hip is often wide, so a roof window can be placed with room either side. We check the rafters and the covering first. Two windows set next to each other spread light more evenly than one large unit, and the pair can go in where a single wide window would mean cutting the rafters.

A dormer is a different project from a roof window, and it often needs its own planning check. Where a dormer is in your mind, a roof window is the simpler first step, and we can compare the two on the light they give. Our page on roof windows for loft conversions sets out what a converted room needs.

Can a roof window in a bungalow be a fire exit?

An upstairs room under a Codsall chalet bungalow roof may use a roof window to climb out, as long as the room is within the escape height and the window size and sill height let a person climb out. We check the figures on your roof. Our page on roof windows as a means of escape has the full position.

Larger plots and garden rooms

On the bigger plots in and around the village the houses are often detached and set back, and a rear extension or garden room can be generous. A lantern over the middle of a large room does a lot of work, giving height and a pool of light that moves round the floor through the day.

Aluminium and uPVC are the two usual frame materials for a lantern, and each has its place. Aluminium is slimmer and takes a wide choice of colours, while uPVC usually costs less. Our guide to aluminium and uPVC roof lanterns compares them, and the quote prices each where both suit the opening.

Open land beyond the garden changes the view and also the weather the rooflight faces. Wind and rain meet the glass directly, so we pay attention to the kerb height and the way the covering turns up it, and we say what we propose on the quote.

Hedges, oaks and open fields

Many gardens around Codsall are bounded by mature hedges and a few tall trees, and the village is close to open land. Trees and fields change what a rooflight faces. Leaves, seeds and blossom settle on glass, and pollen and dust gather on a flat unit laid at a shallow fall, so the shape of the rooflight and the glass coating both matter.

A lantern with steep sides sheds debris more easily than a near-level flat rooflight. Rain washes dirt off more readily where a self-cleaning coating is fitted, whichever shape you pick, and a unit you can reach from a ladder is simpler to rinse. At the survey we note which branches or hedges hang over the roof, then tell you straight which option will need cleaning most often.

Shade also affects the glass choice. Beneath the canopy, a rooflight receives less summer sun, so strong solar control may matter less to you than a warmer winter performance. Our page on self-cleaning skylight glass explains how the coating works.

A new flat rooflight on an older extension

Rear extensions from past decades often have a flat roof that has aged. A modern flat rooflight is thermally better than the glazing it replaces, and a good moment to fit one is when the roof covering is renewed. The rooflight, the kerb and the covering can then be done in one visit, and the result is one watertight detail rather than three.

Our page on flat roof rooflight installation explains the sizes and the glass, and the page on rooflights on EPDM, GRP and felt roofs covers how each covering meets the kerb.

Permission and sign-off in South Staffordshire

  • Permission
  • Sign-off

Codsall sits in South Staffordshire, and planning decisions are made by South Staffordshire Council. An application is often unnecessary for a rooflight or roof window in Codsall, since permitted development covers it, and the conditions are in our rooflight planning guide. Farmhouses and barns around the village may be listed, and a listed one needs its own consent; in an ordinary Codsall house the rights can be taken away by an Article 4 direction covering the area, or by a condition that came with an earlier permission.

A farmhouse or a converted barn in the countryside around the village can be listed or carry conditions on its permissions. We look up the address before suggesting any unit, and the council makes the call on any application that proves necessary.

Will Building Control want to hear about a roof window going into a Codsall loft?

A brand new opening in the roof is building work, so Building Control must be told, and the telling is our job. The one exception is swapping just a sealed glass unit in a sound frame.

Replacing an older roof window

An older roof window that has misted, jammed or let in a draught can usually be replaced from inside and out in a single visit, with a new flashing set to suit the covering. If the failure is only in the sealed glass and the frame is in good order, a fresh glass unit could be all that is required.

Before we say which case it is, we inspect the frame, the seals and the flashing. Our page on replacing an old VELUX window explains the checks, and the signs a rooflight has failed lists what to look for.

Warmth, glare and a rooflight in a village house

A modern rooflight has to meet the thermal limits in Part L of the Building Regulations, which is why a new unit is warmer than the one it replaces. Triple glazing is an upgrade some people want in a north-facing room, and a solar control coating suits a roof that gets full sun. The quote lists each glass choice and describes in plain words how it differs from the others.

Condensation on the inside of a rooflight is mostly a matter of moisture in the room. A well-ventilated kitchen or bathroom gives it less to condense on, and a window that opens helps. Our page on rooflight condensation explains the causes.

Skylights and Codsall homes: questions

Which council rules on a rooflight at a Codsall bungalow or farmhouse?

South Staffordshire Council. Our rooflight planning guide lists the conditions for the many rooflights that permitted development covers, though listing status, an Article 4 direction or an earlier planning condition can change the picture for a particular house. At the survey we look at your address and what applies to it.

How many road miles lie between Codsall and the centre of Birmingham?

Roughly 24 road miles separate the village from central Birmingham, heading north-west, which is inside the 30-mile area we cover. The survey is at your home, in the village or out towards the surrounding hamlets.

Can I put roof windows into my bungalow loft?

Usually, once we have checked the rafters and the roof covering. Codsall bungalow roofs sit low enough for a roof window to act as the escape from a room up in the roof, as long as the size and sill height suit. A loft on a two-storey house needs a protected stair in its place.

Which frame suits a lantern on a garden room, aluminium or uPVC?

Aluminium has slimmer frames and a wider range of colours. uPVC is usually the lower-cost route. Where the opening takes either, both are priced, and the quote sets out glass, frame and lead time for each one.

Water is coming in around the old rooflight on our extension. What should we do?

We look at the rooflight, the kerb and the covering together, because water can enter at any of the three. If the unit has failed, we quote a replacement. Our page on signs a rooflight has failed lists the clues.

Does a rooflight make a bedroom too bright to sleep?

A blackout blind fixes it. Blinds come up at the survey, since it is simpler to fit one with the window than to add it afterwards. See also blinds fitted with a roof window.

Can you fit a rooflight with an electric opening?

We can. An electric rooflight needs a power supply and a control, and a rain sensor is a sensible addition on a rooflight you cannot reach. Our page on electric opening rooflights compares the types.

What is the difference between a skylight and a rooflight?

Skylight is the homeowner's word, and rooflight is the trade word. Both mean glazing set into a roof. A rooflight on a flat roof sits on a kerb, and a roof window on a pitch sits in the slope.

Is a rooflight worth adding to an old farmhouse roof near the village?

It can be, and an older roof needs more care. Beams, thick stone or brick walls and an old covering all affect where an opening can go. A farmhouse that is listed needs listed building consent from the council, so we look up the address first, and a conservation rooflight is often among the options we compare before suggesting a position.

How do you protect the house while the roof is open?

We bring sheeting and make the opening weathertight at the end of each day. The unit is fitted, flashed and sealed before we leave, and inside we cover floors and furniture and clear up afterwards.

Will the written quote show more than one price?

Yes. Every suitable option on the quote comes with its glass and frame specification, the way it opens, the maker's usual lead time and its price, which shows what a slimmer frame or a better coating adds before you decide. Nothing is booked until you do.
