Three Kenilworth roofs, three rooflight questions
A tall Victorian villa near St John's?
A roof window sized to old rafters, with a covering-matched flashing.
A kitchen extension in Crackley or Windy Arbour?
A lantern or a flat rooflight, with both priced.
A house in the older part of town?
A conservation rooflight may be the unit to compare.

Villas, semis and extensions
- Roof window
- Lantern
A Kenilworth villa and a Kenilworth kitchen extension want different things from a rooflight. The villa wants daylight in a loft room without changing how the roof looks from the road. The extension wants height and light over the room, and it can take a bolder shape.
We lay out the units that suit each, measure for measure, so the choice stays yours.

Villa roofs and what is under the tiles
The larger Victorian and Edwardian houses around St John's and the older roads near the centre often have steep roofs with plenty of volume in the loft. Those lofts can take several roof windows, and the rafters are often deep, which gives generous room for the frame and the insulation around it.
Older timbers are rarely identical, so we measure the actual spacing instead of trusting the standard. A window that sits between rafters is the simpler job, and a wider one needs the rafters trimmed and a header added. The quote shows both with the extra work noted, so the price difference is not a surprise.
Slate roofs need a flashing kit made for slate, and clay or concrete tile needs another. We also look at the state of the covering near the opening, because brittle old slate can break when it is disturbed. If it looks fragile, we say so and agree how to handle it before work starts.
Extensions on the plots behind
Crackley, Windy Arbour and the streets around them have a mix of interwar and later houses, many with gardens long enough for a single-storey extension. The roof of an extension is flat or has a shallow pitch, and a flat rooflight or a lantern turns a dull middle of a room into the brightest part of the house.
A lantern adds height, which suits a dining table or an island. A flat rooflight sits lower, which suits a narrow room or a place where you want the roof line kept simple. Our page on a roof lantern or a flat rooflight compares them measure for measure.
Where the extension is under construction, tell the builder early. The kerb has to be built to suit the rooflight, and the size of the opening is easier to fix on drawings than after the roof is boarded. Your builder can have the kerb sizes and the rooflight dimensions from us, and we settle the sequence of the work with them.
Sizing a window to the room it serves
A roof window brings in daylight in proportion to its glass, but where it sits in the room changes how that light is used. A window low in the slope gives a view out and lets a tall person stand beside it. A window higher in the slope lights the ceiling and the far wall, and spreads the light further into the room.
In a loft room under a steep villa roof we usually compare two layouts: one wide window in the middle of the slope, or two narrower windows spaced along it. Two windows suit a long room, while one suits a short room with a bed or desk below. The size codes on makers' lists can be confusing. Take a VELUX code like MK04: the letter gives the width and the digits give the height, and the quote also lists each size in millimetres.
Blinds belong in the same discussion. A bedroom window wants a blackout blind, and a work-room window may want a pleated blind to cut glare. Our page on blinds fitted with the roof window explains the choice.
Order of work around the roof
We agree access with you, set up scaffold or ladders as the roof needs, and open the covering only as far as the opening requires. The unit goes in, the flashing is dressed to the covering and the opening is made weathertight on the same visit.
Inside, we form the lining around the opening so that the light well finishes cleanly. If you plan to decorate afterwards, the lining is ready for plaster or paint. Where a ceiling has to be opened for a rafter, we describe the work and its finish at the survey, so that nothing on the day is a surprise.
Roof work depends on the weather, and a day that is too windy or wet for an open roof is moved rather than risked. The quote gives the maker's typical range as the date for each unit, and once the unit has been ordered we agree a fitting day with you.
| Item | Roof | Units compared |
|---|---|---|
| Villa loft | Steep slate or clay tile | Roof window; conservation rooflight |
| Interwar semi, rear | Pitched with a flat addition | Roof window; flat rooflight |
| Garden room | Flat, on a timber deck | Lantern; flat rooflight |
| Porch or utility | Small flat roof | Flat rooflight; sun tunnel |

Can I have a rooflight over a bathroom with no outside wall?
A sun tunnel or a small rooflight can bring daylight to an inside room. The route from roof to ceiling decides which. Our page on a sun tunnel or a skylight compares the two.
Conservation areas, listed buildings and sign-off
- Conservation
- Sign-off
Planning in Kenilworth is decided by Warwick District Council. Permitted development reaches numerous rooflights and roof windows across Kenilworth, and you will find the conditions in our rooflight planning guide. In a listed building the council's listed building consent comes first, however permitted development reads, and a house elsewhere can still lose the rights through a condition inherited from its first approval, or through an Article 4 direction.
Parts of Kenilworth are conservation areas, and the town has listed buildings. Before quoting, your address is looked up in the council's records, since a roof slope facing the road may get a different answer from one at the back.
- Conservation area status checked
- Listed building status checked
- Front slope and rear slope assessed separately
When the front slope is the problem
Where a conservation area touches the front of a house, the simpler route is often a window on the rear slope, which leaves the front untouched. Where daylight is only possible at the front, a conservation rooflight sits close to the plane of the slates and often has a slim bar that echoes the old cast iron rooflights.
It has modern double glazing and meets the Part L limit for its type, as the maker's data sheet states. Expect a higher price and a longer typical lead time from the maker, which is why the quote sets it next to a standard unit. Our page on rooflights in conservation areas explains the rules for a roof slope facing the road, and listed building rooflight consent covers the consent route.

When the work is notifiable in Kenilworth
A new opening for a rooflight is regulated as building work, and a whole unit put in as a replacement is notifiable too. Where the job calls for a Building Control notification, we send it in, and at sign-off you are handed the certificate. It belongs with your house papers for the day you sell.
Our 10-year workmanship guarantee protects the installation, while the unit itself carries the maker's own warranty. For a cloudy older rooflight, see why a rooflight mists before deciding between a new glass unit and a new rooflight.
Heat in summer, warmth in winter
A rooflight is a large area of glass in a roof, and it should be chosen for what it does in both seasons. Part L sets limits that a new unit meets, so a modern rooflight is much better than a single-glazed one it replaces. The next question is solar gain. A south-facing lantern over a kitchen can warm a room in summer, and a solar control coating reduces that. A north-facing roof window in a bedroom needs little of it, and a clearer glass lets in more daylight.
You will find the choices on our solar control rooflight glass page and our double and triple glazed rooflights page, and each glass is priced for your roof on the quote.

Before you ask in Kenilworth
Who decides if a Kenilworth house needs planning permission for a rooflight?
Warwick District Council decides planning. Many rooflights fit within permitted development, and our rooflight planning guide spells out the conditions. The position shifts for a listed building, or if a condition inherited from the first approval, or an Article 4 direction, is in play, which is why we check the address when we survey.
Where is Kenilworth in relation to your base?
Kenilworth lies some 24 road miles south-east of the city centre, inside the 30-mile area we cover. The survey itself is done at your home.
My Kenilworth house stands in a conservation area. Can it take a roof window?
Possibly. A council can add controls in a conservation area through an Article 4 direction, often aimed at roof slopes facing the road, so a front slope may need an application. Our first step is the check, and a conservation rooflight normally features among the options we compare.
Can a villa loft with deep rafters take two roof windows side by side?
Often it can, once we have measured the rafter spacing and checked the covering. Two smaller windows give an even light and may avoid trimming a rafter that one wide window would need. The quote compares both layouts.
Which is cheaper to run, a lantern or a flat rooflight?
Neither has running costs beyond cleaning. The difference lies in heat loss and gain through the glass, which depends on the glazing specification and the size. We put the specification of each on the quote.
Can you fit a rooflight into a roof that is being re-tiled?
Yes, and the timing is helpful, because the opening and the flashing can be done while the covering is off. We can work around your roofer's programme, or quote the roofing with the rooflight. Our page on flashing kits for roof windows explains the parts.
Is a walk-on rooflight an option for a garden terrace?
A walk-on rooflight can sit in a terrace to light a room below, with glass made for foot traffic. The surface, the load and the drainage all need checking first. See walk-on rooflight installation for the options.
How do I know a rooflight has failed?
Misting between the panes, damp marks at the edge, a draught or a stiff opening handle are the common signs. What to watch for is listed on our page about the signs a rooflight has failed, and we can inspect yours at the survey.
Can a villa loft become a bedroom with roof windows?
It can become a room, and the windows then have two jobs: daylight and fresh air. Over two storeys the escape route is a protected stair, which means the roof windows are picked for light, view and ventilation. We look at the plans with your builder and place the windows where the room needs them.
What is the difference between top-hung and centre-pivot windows?
A centre-pivot turns about its middle and suits a window lower in the slope, with the handle at the top in easy reach. A top-hung window opens outward and upward from a hinge at the top, which gives an open view and suits a higher position, its handle sitting low on the sash. Our page on top-hung and centre-pivot roof windows compares them.
